Job Description SummaryProperty Managers are responsible for maintaining our communities to a market-ready standard, always ensuring high-level of service. They also motivate high-performing teams to maximize property performance.
ESSENTIAL JOB DUTIES- Ensuring the smooth running of our community in a fast-paced environment. Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
- Providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability. Completing lease/renewal paperwork to company standards.
- Tracking and evaluating advertising and all client traffic.
- Developing, mentoring, leading, and managing a high-performing, cohesive team, including leasing, customer service, maintenance, and management personnel, to maximize engagement and minimize turnover.
- Driving revenues with thorough understanding and analysis of competition and development of creative marketing programs.
- Leading by example; instilling, maintaining, and modeling Cushman & Wakefield’s mission to be the best national management company.
- Supervising day-to-day operations of the entire on-site team, ensuring all policies and procedures are followed.
- Maintaining effective on-site staff through interviewing, hiring, and coaching.
- Maintaining residents' files in accordance with company standards.
- Maintaining a positive living environment for community residents through prompt conflict resolution and consistent follow-up.
- Managing and maintaining all aspects of the overall community budget and finances.
- Working with leasing staff to ensure leasing/marketing goals are met.
- Effective communication and customer service skills.
- Computer literate, including Microsoft Office Suite and internet navigation skills.
- General office, bookkeeping and sales skills and excellent oral and written communication skills.
- Determine leasing opportunities of staff and work on goal setting, improving the performance of each staff member.
- Supervise day-to-day operations of the team, ensuring that all C&W policies and procedures are followed.
- Work with leasing staff to ensure leasing/marketing goals are met.
- Be able to manage a team.
- Perform any other related duties as required or assigned.
- Bachelor’s Degree preferred.
- Real Estate License preferred.
- 3+ years of Property Management experience.
- 3+ years of Management experience.
This job operates in a professional office environment. The role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel.
PHYSICAL DEMANDSWhile performing the duties of this job, the employee may need to stand and walk for extended periods, ascend and descend staircases, ladders, or step stools, and may be required to travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time and operate office machinery.
The employee must be able to travel up to 15% of the time and lift or carry up to 25 pounds occasionally or frequently.
