As the Community Manager, you'll have a big mission. If you choose to accept it, your mission will be the oversight of successful day‑to‑day operations (financial, administrative, sales, marketing, and maintenance) of the community while ensuring company standards are achieved and excellent customer service is delivered. Exhibits strong commitment to the service needs of the internal and external customer, representing the company in a professional and courteous manner.

- Regularly inspect the property to ensure company standards are being met; take appropriate action to establish property compliance with safety, industry, and city/state/federal regulations to ensure safe and stable operation of the property at all times; identify areas of improvement and offer suggestions to improve efficiency, productivity, and profitability.
- Gather, analyze, and interpret current market and economic trends that may impact the property and implement marketing and leasing strategies to achieve the property’s occupancy and revenue goals. Monitor and analyze traffic logs, budget guidelines, renewal information, marketing data, etc. to provide up‑to‑date and accurate information as requested.
- Develop resident retention strategies and maintain them by communicating and responding to residents in a timely manner and taking necessary action to address service issues; monitor resident satisfaction in person or through follow‑up calls, texts, or emails to ensure a positive living experience.
- Manage and coordinate requests for repairs and maintenance and ensure appropriate response to resident service orders; verify, inspect, and confirm status of all vacant units; oversee and ensure that established preventative maintenance programs are implemented, followed, and documented per BH program guidelines.
- Partner with Regional Manager to create operating income/expense budgets that reflect the owners’ objectives for property operations, cash flow requirements, and leasing strategy; ensure all budgeting guidelines and financial systems relating to purchase order and expense monitoring are followed as per BH policy; ensure all payables and purchase orders for the asset are processed timely and accurately; monitor and review all vendor statements, balances, and balance forwards.
- Review monthly income and expense reports and report on any variance from budget; coordinate collection and documentation of all revenues following lease obligations of tenants and the owners’ policy on accounts receivable; collect delinquent accounts promptly in adherence to BH policy; prepare related weekly/monthly property operational reports to include, but not limited to, petty cash, variance, leasing, renewal, and financial.
- Hire, train, supervise, develop, and mentor property staff in accordance with company policies, procedures, and directives; conduct performance evaluations and corrective action as needed.
