Lead Maintenance Technician - Prairie Commons s

Compensation: $24–$27 per hour, based on experience, plus monthly performance bonuses
Schedule: Monday–Friday, plus rotational on-call

Gaines Investment Trust is seeking an experienced Lead Maintenance Technicin to lead maintenance operations for Prairie Commons Apartments in Lawrence, Kansas.

We're looking for a hands-on leader who takes pride in quality work, develops strong maintenance teams, solves problems, and maintains high standards for our properties and residents.

• Oversee service requests, preventative maintenance, and apartment turns
• Diagnose and complete HVAC, plumbing, electrical, appliance, and general repairs
• Prioritize work orders and ensure timely, high-quality completion
• Maintain pools, grounds, amenities, and common areas
• Coordinate vendors and contractors as needed
• Manage maintenance inventory, supplies, and expenses
• Maintain high standards for safety, property appearance, and resident service
• Participate in the rotational on-call schedule for maintenance emergencies

• 3+ years of multifamily maintenance experience
• Leadership or supervisory experience preferred
• HVAC Certification required
• Certified Pool Operator (CPO) Certification required
• Strong HVAC, plumbing, electrical, appliance, and general troubleshooting skills
• Proven ability to lead, train, and hold team members accountable
• Strong organization, communication, and customer service skills
• Dependable, hands-on, and able to take ownership
• Valid driver's license and reliable transportation
