Job Title: Director of Construction Management

Job Summary

The Director of Construction will oversee Nolan Living’s construction operations, from project planning and design, to project management and execution. This role requires an experienced and driven professional with a strong background in multifamily construction management and a proven track record of successfully delivering multifamily value‑add and rehabilitation projects on time and within budget. The ideal candidate will be a natural leader, capable of motivating and inspiring teams, fostering collaboration, and building strong relationships with partners, contractors, and vendors.

Preferred location: Kansas City headquarters or target markets – Texas, Ohio, Illinois, or Indiana.

Duties and Responsibilities
  • Oversee all phases of construction projects across the company’s multifamily portfolio, including budgeting, planning, scheduling, and execution.
  • Manage internal construction teams and external vendors, contractors, and consultants.
  • Collaborate with property management and asset management teams to ensure construction projects align with operational goals and resident satisfaction.
  • Work closely with the investments team to support due diligence and property takeover efforts by assessing capital needs and providing renovation plans and budgets.
  • Manage multifamily value‑add and rehabilitation project budgets, schedules, and resources to ensure successful project delivery.
  • Track and report on project timelines, budgets, and performance metrics to senior leadership. Identify potential risks or issues, developing and implementing solutions as necessary.
  • Lead project scope development, cost estimation, RFPs, bidding, and contract negotiations.
  • Partner with claims managers, adjusters, and insurance representatives to manage the restoration of casualty losses to mitigate loss and minimize the speed of recovery.
  • Create and implement report templates and processes, which may include but are not limited to RFPs, bid documents, contracts, site reports, project budgets, etc.
  • Develop and implement policies and procedures to improve construction efficiency, quality, and safety.
  • Manage capital expenditure (Cap Ex) budgeting and forecasting in coordination with asset management and finance. Draft 5‑year capital plans and present to the Asset Management team.
  • Develop and manage reporting metrics on existing assets to understand remaining useful life of asset components (i.e., roofs, windows, asphalt, etc.).
  • Hire, train, and manage a team of construction professionals, including project managers and support staff.
  • Foster strong relationships with contractors, vendors, and other partners to ensure the timely and cost‑effective completion of projects.
  • Ensure compliance with all regulatory requirements, building codes, and safety standards.
  • Stay apprised of the latest construction and Proptech trends to continuously foster innovation.
Qualifications
  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field (Master’s degree or PMP certification a plus).
  • 10+ years of construction management experience, including at least 5 years in a leadership role within the multifamily or commercial real estate sector.
  • Proven experience managing large‑scale renovation and value‑add projects.
  • Strong understanding of building systems, materials, construction methods, and codes.
