Overview

My client are seeking an experienced Contracts Manager to oversee multiple ground‑up construction projects across the UK, with a focus on retail, drive‑ thru, roadside, hospitality, and fast‑track infrastructure developments.

This role requires a hands‑on manager capable of independently running sites, solving problems proactively, and ensuring programmes, health & safety, and commercial elements are tightly controlled. You will be managing 2‑3 live projects at any one time, with travel required the night before and site presence throughout delivery phases.

Key Responsibilities

Site & Project Management

Oversee day‑to‑day operations on assigned construction sites.

Ensure each project runs to programme and cost targets.

Provide leadership to site teams and subcontractors.

Conduct regular site visits across Scotland, Wales, and wider UK regions.

Manage overlapping projects, ensuring consistent progress and communication.

Technical & Operational Duties

Deliver ground‑up builds including:

  • Retail units
  • Drive‑ thru developments
  • Roadside sites
  • Transport & charging depot infrastructure
  • Petrol filling station groundworks
  • Multi‑ unit trade developments
  • Budget‑ retail new builds
Experience

Resolve on‑site issues and technical queries.

Ensure compliance with all health & safety regulations.

Liaise with tenants where required.

Report directly to senior management on progress, risks, and site performance.

Understand and influence commercial outcomes.

  • Multi‑build sites (e.g., hotel + drive‑ thru + trade units)

Experience Required

Proven background in:

  • Civils, groundworks, shell & core, and envelope packages
  • Ground‑up construction
  • (Not Housing Experience)

Confident managing 1‑2 projects.

Strong programme knowledge and commercial awareness.

Capable of independently running a site operation.
