QUANTITY SURVEYOR - NEW BUILD HOUSING

Location - Warrington / North West

Salary/Package - £45,000 - £58,000 + Package

ABOUT THE COMPANY

Our client is an established North West house builder with a growing portfolio of high-quality residential developments. The business focuses on creating modern, energy-efficient homes and sustainable communities across the region.

With a strong pipeline of developments across Greater Manchester and the wider North West, the business is continuing to expand its commercial function and is now looking to appoint an experienced Quantity Surveyor to join the team.

THE ROLE

As Quantity Surveyor, you will take responsibility for the commercial management of new-build residential developments, working closely with the wider commercial, construction and development teams.

Key responsibilities will include:
  • Managing the commercial performance of new-build housing developments
  • Preparing and monitoring budgets, cost plans, CVRs and forecasts
  • Managing subcontractor procurement and supplier packages
  • Negotiating competitive rates and securing best value
  • Managing subcontractor accounts, valuations, payments and final accounts
  • Monitoring project costs against agreed budgets
  • Identifying commercial risks and opportunities throughout the development
  • Managing variations, change and additional works
  • Working closely with Construction Managers, Site Managers, Buyers and development teams
  • Providing accurate commercial reporting to senior management
  • Supporting pre-construction, feasibility and procurement activities
  • Ensuring commercial targets are achieved throughout the development lifecycle
  • Maintaining strong relationships with subcontractors, suppliers and key stakeholders
THE IDEAL CANDIDATE
  • Proven experience as a Quantity Surveyor within house building / residential construction
  • Strong knowledge of new-build residential development
  • Experience managing commercial performance across housing developments
  • Good understanding of residential build costs and construction methodology
  • Strong procurement and subcontract management experience
  • Experience with valuations, forecasting, cost control and final accounts
  • Strong commercial awareness and negotiation skills
  • Excellent numerical, analytical and organisational abilities
  • Good communication and stakeholder management skills
  • Strong Microsoft Excel and IT skills
  • Relevant Quantity Surveying or construction qualification
PROJECTS
  • 248-unit development in Swinton
  • 152-unit development in Royton

Both schemes are due to commence next year, with the business looking to bring the successful candidate into the team now to support the projects through their development and delivery stages.
