The Facilities Manager will be responsible for the safe, compliant and effective management of facilities operations across our Birmingham and Leeds locations and co-ordinate closely with the Office Manager for LCCC’s London office.
The role will champion a safety-first office culture across all three locations.
Key Responsibilities- Champion a safety-first approach across all facilities management activity, promoting safe working practices and challenging unsafe behaviours where required.
- Ensure all health, safety, environmental, statutory and compliance standards are met across the Leeds and Birmingham sites.
- Take ownership of facilities-related risks, identifying issues early and acting to prevent service disruption, safety incidents or compliance failures.
- Manage day-to-day facilities operations across office, operational, welfare and external areas. Including arrangements for new joiner office inductions and the allocation of office car parking (Leeds only),
- Develop, maintain and oversee the Planned Preventative Maintenance programme, ensuring routine inspections and maintenance schedules are delivered effectively.
- Coordinate and resolve reactive works, emergency repairs and urgent facilities issues in a timely and controlled way.
- Ensure the effective operation of the integration of building systems, including HVAC, lighting, fire systems, plumbing, electrical systems and other site infrastructure.
- Maintain compliance with fire safety, electrical inspections, PAT testing, statutory inspections and other relevant regulatory requirements.
- Manage and coordinate all facilities-related contractors, engineers and service providers, ensuring work is delivered safely, efficiently and to agreed standards.
- Oversee soft services including cleaning, security, waste management, access control and other site support services.
- Manage site security operations, including CCTV, access control, visitor management and security contractors where applicable.
- Monitor and control utilities usage, including electricity, gas, water and waste disposal, identifying opportunities to improve efficiency and reduce cost.
- Manage the facilities budget, ensuring effective cost control, value for money, accurate forecasting and timely escalation of any budget risks or pressures.
- Deliver services within agreed commercial targets while maintaining high operational and service standards.
- Track and report on facilities performance using relevant data, KPIs and SLAs to support decision making and continuous improvement.
- Lead facilities-related projects from planning through to delivery, ensuring projects are delivered safely, on time and within budget.
- Support emergency preparedness, including fire safety readiness, business continuity arrangements and backup systems where required.
- Lead, support and develop onsite facilities teams, engineers and support staff to ensure effective service delivery.
- Provide Facilities related input to LCCC Environmental Reporting.
