Construction Contract Analyst Pay Range

$60,000 - $80,000, based upon experience.

Intrinsic Development is a full service real estate development company that specializes in upscale multi-family and commercial mixed-use developments. Our organization has built more than 3.5 million square feet of projects, with an additional 300,000 square feet currently under construction. The Intrinsic Development team has successfully developed everything from hospitality venues, to mixed‑use, multi‑family, hotels, clinics, offices and restaurants across 6 Midwestern states.

We are excited to expand into Lee’s Summit, Missouri which will be the new home for our corporate office. This expansion coincides with the launch of our new 260+ acre mixed‑use development, which will feature approximately 2,900 luxury multi‑family units, as well as over 660,000 square feet of retail, office, entertainment, hospitality space, and other related commercial uses.

We are seeking a detail-oriented Construction Contract Analyst to manage the end‑to‑end contract process, support cost control, and contribute to project budgeting. This role will evaluate historical cost data, coordinate consultant and contractor agreements, and ensure projects stay aligned with budget, scope, and timelines.

• Evaluate historical costs to support budgeting and cost‑control initiatives.
• Develop project budgets using historical data and current market information.
• Prepare, review, and track contracts, purchase orders, and change orders with strong attention to detail.
• Assist with reviewing and summarizing contracts (“contract scrubbing”) to support internal decision‑making and compliance.
• Coordinate consultant and contractor contracts and manage associated invoices.
• Build and maintain effective working relationships with vendors, contractors, and consultants to ensure timely, high‑quality project execution.
• Collaborate with the pre‑construction team to support purchasing activities, vendor coordination, and procurement workflows.
• Partner with onsite project management to track purchase orders, received materials, and inventory usage across projects.
• Monitor project status and identify issues that may impact costs, schedules, or deliverables.
• Assist Accounting with loan draw coordination, invoice processing, and maintaining accurate project budget tracking.
• Manage multiple complex projects simultaneously while meeting aggressive deadlines.

• Bachelor’s degree in Finance, Accounting, Real Estate or related field focus.
• Experience in multifamily or commercial real estate debt/investment property underwriting a plus.
• Highly organized with a strong work ethic.
• Advanced Excel and PowerPoint skills.
• Advanced analytical and problem‑solving skills with quick retention of financial concepts.
• Self‑starter with excellent deductive reasoning ability and ability to work with limited supervision.
• Strong written and verbal communication skills and ability to interact with clients in a professional and effective manner.
