The Assistant Community Manager (ACM) oversees day‑to‑day operations and financial functions under the supervision of the Community Manager. The ACM plays a vital role in rent collection, delinquency management, and financial optimization, and supervises all aspects of the property and staff when the Community Manager is absent.
Essential Duties & Responsibilities- Financial Management
- Post all payments and income received from residents accurately and in a timely manner.
- Process and reconcile daily account receivables.
- Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
- Help the property meet budgeted revenues, expenses, and net operating income.
- Post all charges to resident accounts, including bill‑back of utilities where applicable.
- Perform end‑of‑month closing procedures and reporting.
- Maintain accurate records and audit resident files to ensure accuracy.
- Conduct unit walk‑throughs and administer move‑out charges, statements, and security deposit refunds.
- Personnel Management
- Attend on site daily.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
- Provide ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote harmonious and high‑quality job performance through effective leadership and support.
- Ensure staff compliance with company policies and procedures.
- Lead leasing operations, including effective lease closure, follow‑up, signing, documentation, and accurate reporting.
- Implement marketing strategies and systems established by the annual marketing plan.
- Handle resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs, such as resident functions, promotions, and newsletters.
- Show, lease, and move in prospective residents.
- Administrative Management
- Provide excellent customer service and monitor maintenance staff responsiveness.
- Maintain property appearance and ensure timely completion of repairs through regular inspections.
- Assist in supervising all business functions related to operations.
- Plan for and utilize property resources, equipment, and supplies economically, including obtaining vendor bids and addressing service issues.
- High School Diploma or equivalent; a bachelor’s degree is preferred, or two years experience in the housing industry, or one to two years of related experience and/or training; or an equivalent combination of education and experience.
- Basic computer skills required. Ability to understand and perform all onsite software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Requires regular standing or sitting for prolonged periods, communication with others, and repetitive wrist and hand motions.
- Frequent movement to accomplish tasks across the worksite.
- Occasional tasks include ascending/descending ladders, stairs, scaffolding, ramps, and step stools; operating machinery or power tools; driving company vehicles or golf carts; lifting objects up to 25 lbs; working overtime, weekends, nights, in outdoor or confined spaces, and in temperature extremes.
$22 per hour to $24 per hour.
