About the Role
On behalf of our client - a respected main contractor - we are looking for an experienced, highly organized Site Manager to take charge of a £4.5m new-build school and car park facility in Leicestershire.
The scheme is secured and currently on site under a JCT Design & Build contract. Main works involve SIPs (Structural Insulated Panels) construction, associated groundworks, car park infrastructure, and full fit-out works. The overall program runs for approximately 45 weeks, with a dedicated Site Manager required on-site around November 2026.
While you will be taking point on this specific educational project, our client is actively expanding and seeking a strong manager for a long-term position. Permanent employment is strongly preferred, though a long-term self-employed (CIS) arrangement will be considered for the right candidate.
Key Responsibilities- Oversee day-to-day site operations, managing sub-contractors, suppliers, and direct labor on site.
- Enforce strict Health & Safety standards, quality management, and delivery against program schedules.
- Coordinate modern methods of construction (SIPs panel installation, structural interface, and internal fit-out).
- Manage site logistics, groundworks, and external hard landscaping/car park delivery.
- Conduct site inductions, RAMS reviews, toolbox talks, and maintain accurate daily site logs.
- Act as the direct point of contact for project managers, client representatives, and local stakeholders.
- Certifications:
Valid SMSTS, First Aid at Work, Asbestos Awareness, and Temporary Works Coordinator. - DBS:
An Enhanced DBS (EDBS) is essential for this educational project (or willingness to undergo immediate clearance). - Experience:
Proven track record as a Site Manager with a main contractor, specifically delivering commercial or educational projects featuring SIPs / timber frames and associated external works. - References:
Must be able to provide 2 recent, verifiable references from similar new-build projects. - Commute:
Must live locally within Leicestershire or be within a realistic daily commuting distance.

Candidates showing a history of high turnover or short-term relief assignments (multiple contractors within a single year) will not be considered. - Relevant
Experience:
Direct project management experience on similar build types (educational/commercial JCT D&B) is mandatory.
