Position SummaryA BIM Technician III takes a lead role in providing advanced technical expertise and support in the development and coordination of complex 3D models for engineering projects. This position requires a deep understanding of BIM processes, software, and troubleshooting to ensure seamless and successful project execution.
Key Responsibilities- Prepare layouts, details, schedules, drawings, and other documents of mechanical, plumbing, fire protection, refrigeration, technology, and/or electrical systems.
- Create project BIM Execution Plans (BEPs), integrate project requirements into BIM workflow, communicate BEP information to the team, and maintain related documentation.
- Perform or direct model setup tasks such as base cleaning, sheet and view configuration, ensuring adherence to industry and organization standards.
- Conduct routine model maintenance to maintain accuracy and integrity of 3D models and associated data.
- Prepare and review regular BAM reports, assess model health, identify and resolve issues, and collaborate on necessary improvements.
- Generate clash reports, identify clashes, use detection tools, and resolve conflicts effectively.
- Calculate quantities and perform engineering computations.
- Provide advanced support and troubleshooting to designers regarding BIM software errors, escalating complex issues as needed.
- Create advanced families and schedules to meet project needs.
- Contribute to the development and maintenance of organization‑specific BIM standards.
- Develop complex scripts and automation tools to enhance BIM workflows.
- Maintain knowledge of BIM software, latest features, and updates; assess and recommend new tools and technologies.
- Assist in cultivating relationships with strategic partners, customers, and industry events to support business development.
- Foster client‑centric mindset and maintain proactive communication throughout the project cycle.
- Lead coordination meetings to discuss BIM‑related issues, updates, and progress.
- Identify knowledge gaps and pursue continuous learning, including Revit, Bluebeam Revu, Microsoft Office, etc.
- Research new products, industry trends, and evolving codes and standards; share insights and suggestions with peers and leaders.
- Conduct training sessions to improve user proficiency beyond basic Revit design.
- Perform limited project management tasks under supervision, including coordination of scope, schedule, and client queries.
- Manage BIM‑related project coordination activities such as email handling, scope & schedule coordination, and quality assurance.
- High School Diploma or GED required.
- Associate degree in BIM/CAD Technology plus 6 years of progressive experience, or 8 years without a degree, including BIM use for mechanic and electrical drawings in HVAC, plumbing, fire protection, or electrical fields. BIM related certificate may count toward 1 year.
- Intermediate knowledge and proficiency in engineering design, A&E industry, codes, design guides, and standards.
- Intermediate working knowledge of BIM technology, interoperability of BIM platforms, computing technologies, and industry‑specific standards.
- Advanced proficiency in Revit, Dynamo, Imagin Conciness, and Advanced Autodesk Construction Cloud/BIM 360.
- Intermediate proficiency in AutoCAD and Navisworks preferred; advanced proficiency in Recap preferred.
- Proficiency with Microsoft Office suite required.
- Proven ability to troubleshoot BIM software and train others.
- High technical aptitude, ability to learn and apply new systems and processes.
- Strong verbal and written communication skills and ability to clearly communicate with designers at all levels.
