Position SummaryThe Facilities Maintenance Technician I or II is an apprentice-level or working technical position in the Facilities Management Division performing preventative and predictive maintenance and repair of mechanical systems (e.g.: HVAC, electrical, plumbing) and general construction work. Duties are performed under the general supervision of the Facilities Foreman and in a team setting to complete assigned tasks and prescheduled maintenance jobs.
EssentialFunctions, Duties and Responsibilities
- Performs routine preventive maintenance and repairs on City equipment and buildings.
- Heating, venting, air conditioning and cooling:
Installs, diagnoses and repairs all equipment control problems, pneumatic and electrical. Replaces major components such as compressors, air handlers and condensing unit fan motors, expansion valves, etc. - Operates and maintains hot water boilers at City facilities. Conducts inspections when necessary.
- Plumbing:
Installs, diagnoses and repairs fixtures, piping, sewage and potable water, treatment systems, etc. - Electrical:
Diagnoses and repairs fixtures, wiring, motor starters, lamps, switches and receptacles. - General Construction and Maintenance:
Performs repairs related to carpentry, painting, concrete, drywall, appliance maintenance, floor covering, etc. - Appliances:
Diagnoses, repairs and installs. - Installs and/or pulls communications and low voltage cables and wires throughout facilities.
- Updates work orders, hours and repair information in the facilities database daily.
- Performs containment and removal of ice/snow from facility walkways and public access areas.
- Must be able to work some overtime in relation to the division’s emergency call-out system as well as scheduled maintenance.
- Responds to snow and ice removal and other emergencies including weekends, before and after hours and holidays.
- Drives City and/or personal vehicle to perform essential functions of position.
Facilities Maintenance Technician I:
Minimum qualifications:
1-2 years of building maintenance experience OR no experience with a technical or trade school certification. Must have high school diploma or G.E.D. Must possess EPA HVAC Universal Certification or obtain it within 24 months of employment.
Hiring Range: $23.20 to $26.89 dependent on qualifications and directly related experience.
Facilities Maintenance Technician II:
Minimum qualifications:
3-4 years of building maintenance experience OR 2-3 years HVAC, plumbing, electrical, and carpentry experience. Must have high school diploma or G.E.D. Must posses EPA HVAC Universal Certification or obtain within 90 days of hire. Must have Universal Refrigerant Certification by time of hire.
Hiring range: $25.13 to $29.14 dependent on qualifications and directly related experience.
Environmental and Physical FactorsThis is medium physical work requiring: ability to sit, stand and walk; ability to lift, carry, push, and pull objects weighing up to approximately 100 lbs.; ability to work in cramped or confined spaces; ability to work in extreme weather conditions of all kinds; ability tolerate exposure to pollen, traffic and machine exhaust; ability to communicate information routinely; hear warning alarms, radio transmissions, etc.
