Project Manager
The Project Manager directs all project management staff, resources and activities necessary to successfully complete single or multiple small‑to‑medium size projects of varying complexity and works with the General Superintendent and team to produce an on‑time quality product for our clients and a financial gain for the Company.
Essential Duties and ResponsibilitiesPrepares performance evaluations for directly supervised employees.
Develops project budget and schedule of values.
Establishes a responsibility matrix in consultation with the Project Superintendent.
Plans project start‑up and mobilization for site demolition, utility rerouting, and construction management implementation.
Initiates all purchases related to the project.
Prepares EDP schedules and the option pricing checklist.
Obtains necessary licenses, permits, insurance coverage and contractual documentation from subcontractors and vendors.
Manages the construction phase, including change orders, claims, pay applications, interfacing with the Superintendent, subcontractors and suppliers, controlling progress, reviewing costs and implementing cost control procedures.
Assists Preconstruction Services in estimating; establishes project schedule, detailed estimate, and staffing in collaboration with the Superintendent; resolves unfavorable variances; develops and maintains good relationships with clients, architects, and engineers; conducts subcontractor buy‑out and major project purchasing; guides professional development of subordinate project management staff; assumes primary responsibility for overall project quality, schedule, and profitability.
QualificationsEducation:
Bachelor’s degree in Engineering, Architecture, Building Construction or Business Management from a four‑year college or university; or ten to fifteen years related experience and/or training; or equivalent combination.
Experience:
Ten to fifteen years of progressive project management experience on small‑to‑medium size construction projects; proven track record in budget, schedule, quality, safety and profitability.
Skills:
Knowledge of project budgeting, scheduling, cost control, change order and claims, procurement, contract administration, construction management, safety and quality management; proficiency in Primavera P3 or equivalent scheduling software, Microsoft Office, and construction management information systems; strong communication, leadership and problem‑solving skills.
Certificates:
Registration as an Architect or Engineer desirable but not required.
Other
Qualifications:
Training and prior production experience with Primavera P3, Expedition, CMAS, Microsoft Foxpro (or comparable database software), and Microsoft Word.
