Project Manager – Commercial Construction
Gray Construction is seeking a Project Manager to lead commercial construction projects in either Lexington, KY or Issaquah, WA
. The role requires strong coordination of subcontractors, design and engineering teams, and financial management of construction budgets.
- Coordinate activities of subcontractors, suppliers, vendors and customers, and design and engineering efforts.
- Monitor and report on the financial status of the project(s) and administer subcontract and contract administration.
- Develop and maintain job progress schedules to ensure construction progress aligns with the schedule.
- Purchase and monitor the delivery of required materials, ensuring optimum prices, quality, and conformance to specifications.
- Negotiate contracts with subcontractors and vendors for various trades, defining work responsibilities clearly.
- Review and approve subcontractor and vendor payment requests and issue changes in the work to receive prices from subcontractors in a timely fashion.
- Work with design and engineering managers to ensure the project is designed, procured, and constructed within operating guidelines and customer requirements.
- Prepare monthly accounting reports, progress analysis/schedules, billings, and status reports (AIA billing experience preferred).
- Organize and maintain job files to ensure continuity of workflow and submit verbal and written reports on project status to management.
- Review shop drawings and submittals to ensure compliance with scope of work and may assist with estimating efforts relative to the project(s) and proposal preparation efforts.
- Communicate, implement, and enforce Gray’s safety and quality programs on site.
- Five to ten years of experience in construction management, with a minimum of three to five years managing “big‑box” retail construction projects preferred.
- Lead project manager experience required.
- Bachelor’s degree in Engineering, Construction Management, or Architecture preferred.
- Energetic, self‑motivated individual who enjoys a team environment and a passion for collaboration and professional development.
Typical physical demands include standing, walking, sitting, using hands and arms, reaching, and talking or hearing; climbing, stooping, kneeling, crouching; lifting or moving up to 25 lbs frequently and up to 100 lbs occasionally. Work is performed in a normal office environment with moderate noise and controlled temperature/humidity. Overtime will be required and travel will be required.
