• Review and interpret architectural, structural, civil, MEP, and site plans
• Perform detailed quantity takeoffs directly from drawings and specifications
• Develop accurate cost estimates and budgets for new construction projects
• Analyze plans to identify scope gaps, inconsistencies, and constructability concerns
• Prepare bid packages and assist with trade buyouts and bid leveling
• Coordinate with architects, engineers, subcontractors, and site teams to clarify scope
• Maintain historical cost data and assist with value‑engineering efforts
• Support preconstruction activities from concept through final construction documents
• Assist in change‑order pricing and cost impact analysis as needed

• Strong ability to read and interpret construction plans and specifications (architectural, structural, civil, MEP)
• 2+ years of experience as a Construction Estimator or similar preconstruction role
• Proficiency with quantity takeoffs and scope analysis
• Working knowledge of construction methods and practices
• Experience with multifamily, residential, or commercial construction preferred
• High level of attention to detail and organizational skills
• Strong communication skills and ability to work cross‑functionally
• Experience estimating multifamily or mixed‑use projects
• Familiarity with take‑off software
• Familiarity with Procore, MS Project, or similar construction‑management platforms
• Ability to work with conceptual budgets and evolving design documents

• Work on high‑quality, ground‑up and redevelopment projects
• Collaborate with an experienced in‑house development and construction team
