Quantity Surveyor

I currently have an excellent opportunity for a Quantity Surveyor to join an ambitious, family-owned house builder at a really exciting stage of their growth. The business currently has four live developments, with plans to increase this to seven schemes by early 2027. As part of that expansion, theyve recently recruited a Build Manager to lead the Construction Department and are now looking to strengthen the commercial team with an experienced Quantity Surveyor.

Working closely with the Commercial Manager, youll take commercial responsibility for three developments, while also supporting and mentoring two Commercial Graduates within the team. Being a smaller house builder, this is a genuinely hands-on role where youll get exposure to the full commercial lifecycle of a development. You wont be restricted to one area, youll be involved in everything from budgets and procurement through to valuations, CVRs, forecasting and final accounts.

You wont just be another number here. This is a key hire for the business , giving you direct exposure to the Managing Director and the opportunity to play an important role in the companys growth as it continues to expand. Responsibilities Take commercial responsibility for allocated residential developments from pre-construction through to completion. Prepare, manage and regularly review development budgets and cost plans. Produce monthly Cost Value Reconciliations (CVRs), including cost-to-complete forecasts and anticipated final margins. Identify and report commercial risks and opportunities to the Commercial Manager. Manage the procurement of subcontractor and supplier packages, including tender preparation, analysis, negotiation and appointment.

Prepare subcontract orders and ensure appropriate commercial terms are agreed. Manage subcontractor accounts, including valuations, payments, variations and final accounts. Assess and agree variations, ensuring costs are accurately captured and reported. Monitor development expenditure against budgets and investigate cost variances. Prepare monthly valuations, forecasts and commercial reports. Work closely with site teams to monitor progress, programme and costs. Support the Commercial Manager with forecasting, cash flow and wider commercial reporting.

Assist with the commercial appraisal of new and future developments where required. Build and maintain strong relationships with subcontractors and suppliers. Support and mentor the two Commercial Graduates, helping to develop their technical and commercial knowledge. Identify opportunities to improve processes and commercial performance across the business. Experience / Qualifications HNC/HND or degree in Quantity Surveying or another relevant construction-related discipline.

Previous Quantity Surveying experience within residential house building. Strong understanding of the full commercial process, including procurement, valuations, CVRs, cost reporting and final accounts. Good understanding of contractual procedures. Strong commercial awareness and attention to detail. Confident IT skills and experience using relevant commercial systems. Comfortable working within a smaller business where youll be expected to take ownership and get involved across the wider commercial function.
