The Building Services Engineer will develop strong working relationships with the client and occupiers, taking ownership of issues through to completion and delivering an exceptional customer experience that reflects Pareto FM's service-led culture.
Key Responsibilities Deliver planned preventative maintenance in accordance with statutory requirements and the site maintenance programme. Respond promptly to reactive maintenance requests, diagnosing faults and implementing effective repairs. Maintain the safe and efficient operation of mechanical and electrical building services. Ensure critical plant and infrastructure remain fully operational through routine inspections and monitoring. Complete all work in accordance with current legislation, British Standards and Pareto FM procedures.
Accurately record all maintenance activities using the CAFM system. Escalate plant failures, operational risks and compliance concerns appropriately. Identify opportunities for continuous improvement, energy reduction and asset optimisation. Support minor works, project activities and planned shutdowns and events where required. Technical Responsibilities The Building Services Engineer will undertake maintenance, fault diagnosis and repair of building services systems including, but not limited to:
Electrical distribution systems Lighting and emergency lighting HVAC systems Air Handling Units (AHUs) Fan Coil Units (FCUs) Variable Air Volume (VAV) systems Pumps and motors Pressurisation units Domestic water services Building Management Systems (BMS) General building fabric associated with engineering works
Responsibilities include:
Carrying out planned inspections and servicing. Fault finding across mechanical and electrical systems. Monitoring plant performance. Maintaining statutory compliance. Supporting specialist subcontractors during planned maintenance. Issuing and managing Permits to Work where authorised. Ensuring plant rooms and engineering areas remain safe, organised and well maintained. Compliance & Health & Safety The Building Services Engineer shall:
Work in accordance with the Health & Safety at Work Act and all relevant legislation. Follow Pareto FM Safe Systems of Work. Comply with Permit to Work procedures. Carry out dynamic risk assessments before commencing work. Report hazards, incidents and near misses promptly. Ensure compliance with statutory inspections and maintenance requirements. Support Legionella, Fire Safety and Electrical Compliance programmes. Ensure all tools, equipment and PPE are maintained and used correctly.
Client Relationship Management The Building Services Engineer is expected to build trusted relationships with the client by:
Providing a professional, courteous and responsive service. Communicating clearly regarding planned works and reactive issues. Taking ownership of requests through to completion. Minimising disruption to business operations. Demonstrating flexibility to meet changing operational requirements. Representing Pareto FM professionally at all times. Team Responsibilities The post holder will:
Work collaboratively with colleagues across engineering, helpdesk and operational teams. Support apprentices and less experienced engineers where appropriate. Assist with contractor supervision. Share technical knowledge and best practice. Contribute to continuous improvement initiatives. Participate in regular team meetings and toolbox talks. Knowledge, Skills & Experience Essential
Experience with in Building Services or Facilities Management. Good knowledge of mechanical and electrical building systems. Experience delivering both planned and reactive maintenance. Strong fault-finding and diagnostic skills. Experience working within occupied commercial buildings. Good understanding of statutory compliance. Experience using CAFM systems. Excellent communication and customer service skills. Ability to prioritise workload and work independently. Strong attention to detail.
Desirable Experience within premium commercial offices or critical environments. Knowledge of Building Management Systems (BMS). Experience supervising specialist contractors. Understanding of energy management principles. Experience supporting minor project works. Qualifications Essential Recognised Electrical or Mechanical trade qualification.
