The Estimator position works closely with the President, Preconstruction Manager and Project Managers to determine the costs associated with completing the scope of work on new and renovation construction projects. This position is responsible for completing quantity take-offs, preparing cost estimates, organizing bid bonds, and communicating with subtrades to determine the financial needs of completing a project.
KEY RESPONSIBILITIES- The responsibilities of the Estimator include, but are not limited to:
- Assess the type of projects, clients and closing dates of bids to determine prioritization
- Understand contractual terms and conditions
- Analyze drawings, specifications and other documentation and demonstrate a thorough understanding of the scopes of work
- Coordinate with the client on all changes in scope, questions or clarifications regarding the work during the bidding process
- Conduct site inspection for understanding, analysis of conditions, assessment of risk and identification of activities that may not be shown in project documents
- Prepare bid invitations and packages; put projects out for bid via email and online services
- Attend and participate in onsite meetings with clients, owners, subcontractors, and other project stakeholders
- Assemble accurate, well-organized and thoroughly reviewed estimates and proposals in a timely manner
- Organize subcontractors’ quotations, compare and negotiate to ensure quotes meet contract documents and enter onto bid leveling sheets
- Act as a resource to project management during the award/start-up phase to clarify any questions regarding materials and methods of construction
- Provide cost information and develop cost estimates for changes in the work during construction phases, as needed
- Review budget and project profitability with the Project Management team and seek input on corrective measures to continuously improve the identification and accuracy of cost figures
- Provide and maintain unit pricing and database for material and labor costing
- Develop and maintain relationships with subcontractors and clients
- Maintain up-to-date and accurate contact information for suppliers, subcontractors and clients
- Direct the work of the Preconstruction/Estimating Assistant in the completion of her/his assigned tasks
- Minimum of 5 years’ experience in residential construction (multi-family a plus)
- Experience estimating projects into the $5 – $50 million range
- Experience with estimating software and spreadsheet design
- Strong communication skills, both written and verbal
- Critical thinking, analytical, and organizational skills
- Ability to operate independently and in collaboration with the project team
The salary for this role will be based on the experience, education, and skill set of the individual for the position. Total compensation and benefits consist of salary, group health plan benefits, 401(K), profit-sharing contributions, and flexible time off.
