Building Surveyor
Location: Liverpool (with regional travel)
Reports to: Executive Associate
Salary: £30k - £40k depending on experience

Role Purpose
The Building Surveyor will support the delivery of professional building surveying services across a varied portfolio of projects and clients with a focus on residential premises. Through a number of frameworks and independent clients the role will involve undertaking inspections, coordinating intrusive inspections, preparing technical reports, supporting project delivery, and assisting with contract administration activities.
The successful candidate will demonstrate developing technical competence across building pathology, defect diagnosis, maintenance planning, and construction contract processes, whilst ensuring compliance with relevant legislation, health & safety requirements, and RICS professional standards.
Candidates should be capable of working independently on surveys, managing workload effectively, and producing clear, accurate, and professional technical reports. Experience undertaking RICS Level 3 Surveys is desirable, but not essential. Given the regional travel requirements a clean driving licence is essential and own car is desirable.

Key Responsibilities Technical Delivery- Undertake building inspections, and condition surveys across a range of property types.
- Identify, record, and report on building defects, maintenance issues, and property condition.
- Prepare technical reports, schedules of work, specifications, and feasibility studies.
- Assist in the delivery of contract administration services and project management duties.
- Support planned preventative maintenance programmes and lifecycle planning.
- Assist with dilapidations, schedules of condition, and party wall matters where appropriate.
- Maintain accurate survey data, project records, and document control systems.
- Ensure compliance with building regulations, statutory requirements, CDM regulations, and health & safety procedures.
- Work collaboratively with senior surveyors and project teams to deliver projects from inception through to completion.
- Assist in client communication, reporting, and stakeholder coordination.
- Build positive working relationships with clients, contractors, consultants, and colleagues.
- Contribute to a collaborative and professional team environment.
- Attend meetings, site visits, and project reviews as required.
- Continue developing technical knowledge aligned with RICS competencies and industry best practice.
- Support achievement and maintenance of professional qualifications where applicable.
- Participate in internal training, CPD activities, and professional development initiatives.
- Demonstrate a commitment to continuous improvement, sustainability, and innovation.
- Experience undertaking building inspections and identifying defects.
- Understanding of common building pathology issues and remedial solutions.
- Ability to produce accurate inspection notes and technical reports.
- Understanding of construction contracts and contract administration processes.
- Ability to assist with preparation of specifications, schedules of work, and tender documentation.
- Awareness of project delivery and quality assurance procedures.
- Good understanding of health & safety legislation and safe working practices.
- Awareness of CDM regulations and regulatory compliance requirements.
- Commitment to maintaining high standards of safety and professional practice.
