Land Agent / Estates Surveyor - Rural Property Management
Beach Baker is delighted to be working with a well‑established rural organisation to recruit a Rural / Estates Surveyor for one of their regional teams. This is an excellent opportunity to join a respected land management business with a varied property portfolio and a strong commitment to sustainable estate stewardship.
The CompanyThe organisation oversees a substantial and diverse rural estate, which includes a blend of woodland, agricultural land, recreational areas and other natural environments.
They manage a broad mix of property assets ranging from operational facilities and rural buildings to leisure sites, residential properties, commercial premises, utilities infrastructure, and a variety of specialist agreements. The estate offers a mixture of traditional rural management alongside more modern commercial and recreational uses.
The RoleIn this position, you will be involved in:
- Managing landlord and tenant relationships, including rent reviews, lease renewals and new lettings across a wide range of agreements.
- Handling wayleaves, easements and utility-related matters.
- Interpreting and advising on leases from both a landlord and tenant perspective.
- Supporting operational teams with tenant performance, tenders, new leases and development opportunities.
- Contributing to the long-term financial, environmental and operational sustainability of the estate.
You will play an integral role within a multi‑disciplinary regional team, offering professional property advice and supporting colleagues involved in estate operations, land management and recreational activity.
The CandidateIdeally, you will have:
- The ability to assess complex estate management issues and provide robust solutions.
- Experience negotiating contract terms on behalf of either landlord or tenant.
- A background in rent reviews and lease renewals across rural, residential, commercial or agricultural property.
- Experience as a Rural or General Practice Surveyor, ideally MRICS‑qualified or working towards it.
- CAAV membership (advantageous but not essential).
- 25 days annual leave, rising to 30, plus additional public and privilege holidays
