Estates Surveyor – Lease Advisory

Location: Liverpool / Hybrid
Salary: £45,000–£60,000 + benefits

We are working with a leading client in the retail property sector who is looking to appoint an experienced Estates Surveyor specialising in Lease Advisory
.

This is an excellent opportunity to work across a substantial portfolio of large-format foodstore properties
, advising some of the UK's leading food retailers. The role will involve delivering high-quality lease advisory and property consultancy services across a varied and commercially significant estate.

The successful candidate will ideally be Liverpool-based or within a commutable distance, with the role initially requiring two days per week on site
. However, our client is open to a more remote arrangement for an exceptional candidate who is based further afield.

• Provide lease advisory and general estates surveying advice across a portfolio of large foodstore assets.
• Lead and support rent reviews, lease renewals, lease restructuring and other landlord/tenant negotiations
  .
• Undertake detailed property and lease analysis to identify commercial opportunities and risks.
• Prepare and review valuation and rental evidence, market analysis and comparable transactions.
• Negotiate with landlords, tenants, agents and other professional advisers.
• Provide strategic property advice to support the client's wider estate objectives.
• Instruct and manage external agents and professional advisers where required.
• Prepare clear, commercially focused reports and recommendations for senior stakeholders.
• Maintain an up-to-date understanding of the retail and foodstore property market.
• Ensure lease events and key property matters are proactively managed.
• Work collaboratively with internal property, legal, finance and operational teams.

We are looking for an experienced Estates Surveyor / Chartered Surveyor with a strong background in lease advisory and commercial property
.

Ideally, you will have:

• MRICS qualification or equivalent professional experience.
• Strong experience in lease advisory, rent reviews and lease negotiations
  .
• A background in retail, food stores, supermarkets or other large-format commercial property would be highly advantageous.
• Strong understanding of the UK commercial property market.
• Excellent analytical, negotiation and communication skills.
• The ability to manage multiple matters and deadlines across a sizeable property portfolio.
• A commercially minded approach, with the confidence to provide clear advice to senior stakeholders.
• Strong report-writing and stakeholder-management skills.
• The ability to work independently while also contributing effectively to a wider property team.

• £45,000–£60,000 salary
