Role Overview :

We are currently recruiting for a Quantity Surveyor to join our Scotland team, supporting the commercial management of our Reactive Repairs, Voids, and Planned Maintenance contracts across our social housing contracts.

As a Quantity Surveyor you will play a key role in ensuring the effective commercial delivery of maintenance contracts, providing accurate cost control, financial reporting, valuation management, and commercial support to operational teams. The role will involve working closely with clients, operational management, subcontractors, and suppliers to maximise profitability whilst ensuring excellent service delivery.

Responsibilities:
  • Manage all commercial aspects of social housing contracts, from tender through to final account.
  • Prepare, submit, and agree monthly client valuations and applications for payment.
  • Measure, price, and validate works using client and contract-specific Schedule of Rates (SORs).
  • Review completed works against SORs to ensure correct application, recovery, and value maximisation.
  • Prepare, monitor, and control project budgets, forecasts, and cashflows.
  • Produce accurate Cost Value Reconciliations (CVRs), forecasting cost and value positions across contracts.
  • Assess, price, negotiate, and agree variations, compensation events, and additional works.
  • Administer contracts (JCT, NEC, or other relevant forms), ensuring compliance with terms.
  • Negotiate with clients, subcontractors, and suppliers to secure favourable terms.
  • Manage subcontractor procurement, payments, and performance evaluation.
  • Support compliance with housing regulations, health & safety, and sustainability standards.
  • Work collaboratively with operations, design, and client teams to achieve successful project delivery.
  • Contribute to continuous improvement initiatives across commercial and operational functions.
You Will Need:
  • Degree in Quantity Surveying or related field (RICS accreditation preferred).
  • Proven experience as a Quantity Surveyor in social housing.
  • Strong knowledge of relevant contracts (JCT, NEC, PPC, etc.).
  • Strong knowledge and practical experience of Schedule of Rates (SORs), including NHF Schedule of Rates and client-specific pricing mechanisms.
  • Experience preparing and managing valuations, variations, applications for payment, and final accounts.
  • Strong understanding of cost control, forecasting, CVRs, cash flow management, and commercial reporting.
  • Excellent negotiation and stakeholder management skills.
  • High level of financial and commercial awareness.
  • Ability to work independently and manage multiple work streams within a fast-paced maintenance environment.
  • Strong IT skills, including cost management software and MS Office.
