Job Summary

Under supervision, the General Maintenance position performs skilled and semi‑skilled work in the following maintenance fields: HVAC, carpenter, electrician, equipment mechanic, and plumber‑fitter. Must have acquired sufficient training and experience to complete repairs in plumbing, electrical, carpentry, HVAC, and grounds equipment areas.

Required Qualifications
  • High School diploma.
  • Valid Michigan Driver’s License and College approved driving record.
  • Five (5) years experience/training in HVAC, plumbing, electrical, mechanical, and carpentry trades; documentation provided by employee per Article XV, Section

    F.
  • Must be willing to work overtime as needed.
  • Ability to communicate and work well with others.

  • Proven record of dependability and reliability.

    Regularly required to walk, stand, use hands, talk or hear, taste or smell. Occasionally required to reach with hands and arms, climb or balance, stoop, kneel, crouch or crawl. Frequently lift 50 lbs., occasionally up to 100 lbs. Specific vision abilities required include close, distance, depth perception, color, peripheral vision, and ability to adjust focus. Must work near moving mechanical parts, in high, precarious places (frequent ladder/aerial lift use), around toxic or caustic chemicals, in outdoor weather conditions and with risk of electrical shock.

Job Duties
  • Perform preventative maintenance (PM) to HVAC equipment – filter changes, grease/lubricate, adjust/replaces belts, replace bearings, clean fans and coils, etc.

  • Repair/rereplace light fixtures, switches, and receptacles – includes lamp holders, lamps, ballasts, fixtures.

  • Plumbing repairs/replacements – sinks, closets, urinals, faucets, flush valves, copper, iron, and PVC piping.
    Essential Duty? Yes
  • Repair furniture and office equipment – including installation of whiteboards, screens, bulletin boards, display cabinets, crash rails.

  • Repair drywall and prepare for painting, caulking and minor door repairs
    Essential Duty? Yes
  • Preventative maintenance/minor repairs to roofs – diagnose roof leaks, maintain roof sumps and roof areas from debris.

  • Assist HVAC, skilled maintenance and other staff personnel

  • Provide preventative maintenance of pool – maintenance of pool chemical levels, all pump and filtration equipment.
