Job Description SummaryThe Sales Consultant is responsible for executing the property’s marketing, leasing, and renewal strategies to achieve occupancy, revenue and resident‑retention goals. This role serves as the key point of contact for prospective residents, guiding them through the leasing process with professionalism and a deep understanding of the community’s lifestyle offering. The Sales Consultant supports resident satisfaction throughout the lease term and proactively manages lease renewals in alignment with Active Adult best practices.
Responsibilities include lead management, CRM utilisation, data analysis, event support and collaboration with the Lifestyle Coordinator to enhance resident engagement. The Sales Consultant upholds Greystar’s professional standards and ethical expectations while delivering exceptional service to residents, prospects and guests.
- Performs all sales and leasing activities to achieve the property’s revenue and occupancy goals by greeting and qualifying prospects, conducting property tours, processing applications and ensuring a smooth move‑in.
- Collects all pertinent information from prospective residents at move‑in and records it appropriately.
- Continually updates market surveys to stay informed about current market and competitor conditions, and develops and implements short‑ and long‑term marketing plans.
- Designs and executes marketing activities and events, including resident referral and employer outreach programs, using internet marketing tools and following property‑specific plans.
- Uses the on‑site property management software (Entrata, Yardi etc.) to track apartment availability, record leasing activities, manage resident and prospect data and capture critical demographic information.
- Ensures that the property and show units meet the Company’s standards for show quality by inspecting the marketing corridor, communicating maintenance needs and merchandising show units.
- Supports the property’s lease renewal program by preparing renewal letters, contacting renewing residents and ensuring renewal documents are signed on time.
- Responds quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems or document requests.
- Demonstrates customer‑service skills by treating residents with respect and responding sensitively to complaints.
- Attends community and networking events and participates in outreach marketing to drive traffic to the community.
- Maintains an accurate prospects database using the current CRM and assists with daily, meaningful prospect follow‑up.
- Organises and ensures adequate supply of fully assembled sales collateral and marketing packets.
- Maintains files and marketing materials for realtors, transition companies and moving companies.
- Maintains copies of all floor plans in hard copy and email versions.
The hourly wage for this position is $24.00 – $27.00 in addition to an owner‑approved bonus structure. Many factors go into determining employee pay within the posted range, including business requirements, prior experience, current skills and geographical location.
