Job Summary

Responsible for providing leadership and management to assigned projects in a safe, profitable, and timely manner. Manages the work in a manner consistent with standards of quality and integrity. Participates as requested in the marketing, estimating, bidding, and contract negotiation phases of the projects assigned. Primary function is to serve as champion for the execution of the work – preconstruction (when assigned) and construction.

This position includes two "steps" (I, II), which provide for a progression of skill and experience. The Step I level is capable of less complex projects of $20 million and under in size with typically 3 to 5 years of experience in this position. The Step II level is capable of medium scale projects of $20‑$50 million in size with typically 5 to 10 years of experience.

Key Responsibilities
  • Champions the orderly, timely transition of projects from the estimating phase to the field, including project review meetings to cover contract requirements, general conditions, schedules, budgets, subcontracts, and purchase order agreements.
  • Completes close‑out requirements and punch lists in a timely manner, managing warranty callbacks quickly to maintain owner/client relationships.
  • Coordinates with the Project Superintendent the means and methods required for successful and profitable execution of the work, reviewing and monitoring manpower, equipment, and material resources.
  • Establishes the project charter and a comprehensive project management plan (PMP) covering scope, procurement, environmental, time, financial, quality and safety plans, and risk management.
  • Has overall responsibility for project success, including profitability, safety, schedule, quality, customer satisfaction, and personnel decisions that impact the project.
  • Manages all billings to ensure timely payment applications and collections, maintaining a positive cash‑flow position and complying with prompt pay laws.
  • Develops the overall CPM schedule, ensuring coordination with the Project Superintendent and Project Engineer, preparing detailed schedules, preventing and documenting delays or changes, and utilizing Lean processes.
  • Participates in the preparation and review of estimates, focusing on cost control, equipment usage, constructability, formwork, materials, manpower, operations, and insurance.
  • Participates in the business development process, including client contacts, relationships, proposals, presentations, and negotiations for selected projects.
  • Prevents claims, identifies potential claims, quantifies, mitigates, and resolves the effects of those that occur in a timely manner.
  • Prepares Monthly Progress Reports with accurate cost projections.
  • Executes purchase order agreements and subcontracts, ensuring insurance certificates, bonds, and lien waivers are in place.
  • Understands and administers contract terms, subcontract agreements, and cost control adjustments, providing business acumen within the area of responsibility.
  • Reviews, negotiates, and executes all change orders, supplements, and budget adjustments.
Minimum

Job Requirements
  • Experience in preconstruction and in managing construction projects.
  • Four‑year construction‑related degree or equivalent combinations of technical training and/or related experience.
  • Proficient use of all Microsoft Office Suite programs.
  • Thorough knowledge of contract documents, materials, equipment utilization, scheduling systems, productivity analysis, construction operations, and cash‑flow procedures.
Physical Requirements
  • Ability to wear personal protective equipment (steel‑toed shoes, gloves, safety glasses, hearing protection, hardhat, vest, etc.).
  • May reach above shoulder heights, reach below the waist, stoop, kneel, or bend on an occasional basis.
  • May use telephone, computer system, email, or other electronic devices on a limited basis to communicate with internal and external customers or vendors.
  • Must comply with all safety standards and procedures.
  • Occasionally climb stairs, ladders, etc.
  • Required to use hands to grasp, lift, handle, carry or feel objects on a frequent basis.
