JOB DESCRIPTION

Responsible for providing leadership and management to assigned projects in a safe, profitable, and timely manner. Manages the work in a manner consistent with standards of quality and integrity. Participates as requested in the marketing, estimating, bidding, and contract negotiation phases of the projects assigned.

Primary function is to serve as champion for the execution of the work – preconstruction (when assigned) and construction. This position includes two "steps" (I, II). Step I: capable of less complex projects of $20 million and under, typically with 3 to 5 years of experience. Step II: medium scale projects of $20 – $50 million, typically with 5 to 10 years of experience.

Key Responsibilities
  • Champions orderly, timely transition of projects from estimating to field, including review meetings covering contract requirements, general conditions, schedules, budgets, subcontracts, and purchase orders.
  • Completes close‑out requirements and punch lists in a timely manner; manages warranty callbacks quickly to maintain client relationships.
  • Coordinates with the Project Superintendent on methods required for profitable execution, reviewing manpower, equipment, and material resources.
  • Establishes a comprehensive project management plan (PMP) including scope, procurement, environmental, time, financial, quality, safety, and risk management plans.
  • Has overall responsibility for project success: profitability, safety, schedule, quality and customer satisfaction; oversees personnel decisions impacting the project.
  • Manages all billings to ensure timely payment applications and collections, maintaining positive cash flow, and follows prompt‑pay laws with subcontractors.
  • Develops overall CPM schedule and coordinates with the Project Superintendent and procurement schedule; ensures detailed schedules support project timeline; applies Lean processes.
  • Participates in estimate preparation and review, focusing on cost control, equipment utilization, constructability, and insurance.
  • Shares in business development: client contacts, relationships, proposals, presentations, and negotiations.
  • Prevents and resolves potential claims, mitigating adverse impacts in a timely manner.
  • Prepares monthly progress reports with accurate cost projections.
  • Executes purchase orders and subcontracts, ensuring compliance with insurance, bonds, and lien waivers.
  • Administers contract terms and conditions, change orders, supplements, and budget adjustments.
Minimum

Job Requirements
  • Experience in preconstruction and managing construction projects.
  • Four‑year construction‑related degree or equivalent technical training/experience.
  • Proficient use of Microsoft Office Suite.
  • Thorough knowledge of contract documents, scheduling systems, productivity analysis, operations, and cash‑flow procedures.
Physical Requirements
  • Ability to wear personal protective equipment.
  • May reach above shoulder heights and below the waist frequently.
  • May stoop, kneel, or bend occasionally.
  • May use telephone, computer, email, or other electronic devices on a limited basis.
  • Must comply with all safety standards and procedures.
  • Occasionally climb stairs, ladders, etc.
  • Use hands to grasp, lift, handle, carry or feel objects frequently.
  • Interact with people frequently during shift.
  • Lift, push, or pull objects occasionally.
  • Sit, stand, or walk short distances for up to entire shift.
