Galaxy Real Estate is a West London-based commercial property group active in acquisition, development and investment across the UK. We are expanding our development activity and currently have multiple industrial and warehouse subdivision and refurbishment schemes running simultaneously nationwide. We're looking for a delivery-focused surveyor or project manager to own these projects on the ground.
The roleReporting directly to the Senior Partners, you'll take ownership of the delivery of several concurrent commercial refurbishment and warehouse-subdivision projects across the UK — from feasibility and procurement through to practical completion and handover to lettable standard. You'll act as our employer's agent / contract administrator and be the single point of accountability for programme, cost and quality on each scheme.
Whatyou'll do
- Manage the delivery of 3–4+ simultaneous industrial/warehouse subdivision and refurbishment projects across the UK
- Prepare and challenge schedules of works, specifications and cost plans
- Tender and procure main contractors and consultants; manage their appointments
- Act as contract administrator / employer's agent under JCT contracts — interim valuations, instructions, variations and final accounts
- Control cost, programme and quality; chair site meetings and report status to the Senior Partners
- Coordinate M&E, drainage, fire compartmentation, service separation and sub-metering
- Manage statutory matters:
Building Control, CDM 2015 duties, planning condition discharge and party wall where relevant - Oversee snagging and handover, liaising with letting agents to a lettable standard
- MRICS or MCIOB (or strong equivalent hands‑on experience)
- Proven delivery of commercial/industrial refurbishment or subdivision projects on time and on budget
- Experience administering JCT contracts as CA or employer’s agent
- Working knowledge of CDM 2015 and Building Regulations
- Strong cost control and contractor/consultant management
- Full UK driving licence and willingness to travel to sites across the UK
- Cost management / QS background
- Experience with change‑of‑use and multi‑unit subdivision
