An established residential developer is seeking an experienced Senior Project Manager to take a leading role in the delivery of a prestigious residential development in Central London.

This is a developer-led construction role, offering genuine ownership from pre-construction and design through procurement, construction, high-specification fit-out and handover.

Rather than overseeing a conventional apartment block, you will help transform two adjoining Central London buildings into just six individually designed prime residences — a boutique development of approximately 9,100 sq ft of residential accommodation.

You will be close to the decisions that shape the finished product: balancing architectural ambition, buildability, programme, commercial considerations and uncompromising quality.

The scheme involves extensive alteration and reconfiguration of two existing properties, combining them into one coordinated residential development.

• Complex cut-and-carve refurbishment, structural alterations and adjustments to existing floor levels.
• New communal staircase and passenger lift, alongside coordinated structural and MEP works.
• First-floor and roof-level extensions, upgraded façades and glazing, and external terraces.
• A distinctive residential mix, including lateral apartments, lower-ground/ground-floor duplex accommodation and a duplex penthouse with a roof-level extension.
• A high-specification shell-and-core and fit-out programme, where bespoke joinery, stonework, metalwork, lighting, kitchens and bathrooms demand close attention to detail.

This is the sort of project where the technical challenges are as significant as the finishes: careful integration of existing fabric, new structure, building services and fire strategy will be essential to achieving the design intent.

Reporting to the Construction Director / Development Director, you will take day-to-day responsibility for delivery, working closely with consultants, the commercial team, subcontractors and suppliers.

• Lead the project from the current design/pre-construction phase through procurement, live works, commissioning and completion.
• Drive design and technical coordination across architecture, structural engineering, MEP, specialist design and statutory requirements.
• Own detailed programmes, package interfaces, procurement priorities and delivery milestones.
• Manage site operations, subcontractor performance, logistics, safety, quality and risk.
• Work closely with the commercial team on budgets, variations, value engineering and change control.
• Set the benchmark for prime residential quality, including samples, mock-ups, specialist finishes, progressive snagging and handover.

You will have the scope to influence how the scheme is built - not simply report on progress - and see your decisions reflected in six finished homes.

• Experienced Senior Project Manager or Senior Construction Manager with a record in prime/super-prime residential, complex refurbishment or similarly demanding high-specification schemes.
• Strong practical understanding of cut-and-carve works, shell and core, design coordination and premium fit-out.
• Confident in procurement, programming, subcontractor management and commercially informed decision-making.
• Comfortable leading from the front on a constrained Central London site, with a strong grasp of CDM, Building Regulations and fire/compliance interfaces.
• A hands‑on, accountable leader with the judgement to challenge design, solve problems and protect finish quality.
