Commercial Manager - Demolition​/Sub & Superstructure

A leading specialist contractor delivering complex demolition, structural alteration, reinforced concrete, substructure and superstructure projects is seeking an experienced Senior Quantity Surveyor / Commercial Manager to join its commercial team in Central London.

This is a fantastic opportunity to work on some of London’s most technically challenging schemes, involving demolition, cut-and-carve developments, basement construction, façade retention, temporary works and major RC packages.

The successful candidate will be a commercially strong individual with extensive experience managing high-value projects within the demolition, structural alteration and reinforced concrete sectors.

Reporting into senior management, you will take responsibility for the commercial management of multiple projects, ensuring commercial performance, contractual compliance and financial control throughout the project lifecycle.

You will work closely with operational, engineering and project delivery teams to maximise project profitability whilst managing commercial risk across a complex portfolio of works.

• Full commercial management of demolition, structural alteration and RC projects.
• Preparation and management of CVRs, forecasts and cost reporting.
• Administration of contracts, variations and change control procedures.
• Management and negotiation of subcontract accounts.
• Procurement of subcontractors and specialist packages.
• Preparation, submission and agreement of applications for payment.
• Identification and mitigation of commercial and contractual risks.
• Preparation and negotiation of final accounts.
• Support project teams with commercial strategy and decision making.
• Liaise with clients, consultants and supply chain partners throughout project delivery.

• Proven experience as a Senior Quantity Surveyor or Commercial Manager

• Strong background within Demolition, Structural Alterations, RC Frame, Substructure or Superstructure works
  .
• Excellent commercial and contractual knowledge.
• Experience managing high-value civil engineering or specialist construction projects.
• Strong understanding of NEC, JCT and bespoke forms of contract.
• Proven ability to manage subcontractor procurement and commercial administration.
• Strong negotiation and stakeholder management skills.
• Commercially astute with excellent financial and contractual awareness.
