Construction Project Manager

Responsibilities

• Report directly to the Head of Projects.
• Manage multiple high‑profile projects from start to finish, including new clubs and renovations.
• Represent Third Space on project teams, ensuring on‑time delivery within budget while maintaining the design vision.
• Work closely with internal stakeholders on operational requirements for new clubs.
• Act as Third Space representative with external teams: QS, architect, designers, M&E, structural and other consultants for new club and refurbishment projects.
• Make decisions on design elements and collaborate with external designers/architects on refurbishment/extension proposals.
• Negotiate with landlords and coordinate potential future Third Space development opportunities.
• Coordinate and manage RFIs and submit LTA information in line with project start timelines.
• Ensure energy management and BMS integration during design and implementation of new builds and refurbishments.

• Proven experience managing capital projects from start to finish.
• Projects ranging from low value to at least £15,000,000.
• Experience in end‑to‑end project management of mixed‑use spaces, preferably health clubs, swimming pools, spa facilities or similar.
