M&E Asset & Condition Surveyor
Location:
London Borough (Projects across Central London)
Type:
Permanent or Contract
Company:
Leading Multidisciplinary Consultancy
The Company
A well-established multidisciplinary consultancy with a heritage spanning several decades, delivering professional services across the built environment. They have long-standing public sector frameworks and a strong presence within education estates, providing asset management, surveying, and engineering advisory services.
Due to continued framework wins, they are looking to appoint an M&E Asset & Condition Surveyor to support a major London Borough education portfolio.
The Role
This position will focus on undertaking planned M&E asset and condition surveys across a range of school sites within a single London Borough.
The work will be primarily site-based and suited to someone comfortable carrying out structured, repeatable surveys rather than design or project engineering work.
Typical survey scope will include:
* Boiler plant rooms / boiler houses
* Lighting systems & replacement assessments
* Water cylinders & domestic hot water systems
* Pipework infrastructure & distribution systems
* General M&E asset verification and lifecycle condition reporting
You’ll be responsible for recording asset data, assessing condition, identifying compliance or lifecycle risks, and feeding information into asset management and capital works programmes.
Key Responsibilities
* Undertake site-based M&E asset and condition surveys across school estates
* Inspect mechanical plant, electrical systems, and associated infrastructure
* Record asset data, condition, and lifecycle status
* Identify maintenance, replacement, or compliance requirements
* Produce clear survey reports and asset registers
* Liaise with client representatives and site staff where required
Candidate Profile
This role would suit someone who enjoys site work and is happy undertaking methodical, structured surveys rather than high-pressure project delivery.
Ideal backgrounds include:
* M&E Surveyor
* Building Services Engineer
* MEP-biased Building Surveyor
* Clerk of Works (M&E)
* Facilities / Estates Engineering background
It may particularly suit:
* Someone in the later stages of their career
* A professional seeking a less design-intensive role
* Individuals looking for stable, framework-based work
Experience Required
* Experience surveying mechanical and/or electrical building services
* Knowledge of plant room infrastructure and building services systems
* Ability to assess asset condition and lifecycle status
* Comfortable working across multiple sites
* Strong reporting and data capture skills
Public sector or education estate experience would be advantageous but not essential.
Location & Travel
* Projects based within a single London Borough
* All sites located across Central London
* Minimal long-distance travel required
Engagement Options
* Permanent appointment
* Contract / interim resource also considered
* Day rate or salary dependent on experience
