Role Overview

The Associate Director – Real Estate Debt leads the origination, underwriting, structuring and execution of real‑estate lending transactions within the private markets team. The role supports business growth, delivers attractive risk‑adjusted returns for clients and strengthens Aviva Investors’ private credit platform.

Responsibilities
  • Support origination, underwriting, structuring and execution of lending transactions.
  • Model, analyse and assess investment opportunities, including IRR drivers and risk‑adjusted returns.
  • Lead due diligence activities and prepare investment committee papers.
  • Support client reporting and business development initiatives.
  • Collaborate with internal stakeholders and external counter parties.
  • Provide guidance to junior team members.
Qualifications
  • Experience in a financial, credit or investment environment with real‑estate lending or investing expertise.
  • Strong analytical skills, financial modelling and risk assessment capabilities.
  • Knowledge of property investment markets, commercial trends and European lending.
  • Advanced Excel and Microsoft Office skills, with proactive use of AI and technology.
  • A continuous‑improvement mindset and a track record of influencing others positively.
  • Strong commercial judgement and a commitment to excellent client outcomes and stakeholder service.
