We are currently recruiting for an Estate Caretaker to join a prestigious residential estate in Surbiton
.

This is a part‑time permanent position
, working 20 hours per week
, Monday to Friday. You will work 4 hours per day
, with your daily working hours agreed between 8.00am and 4.00pm
, offering flexibility to suit both the successful candidate and the needs of the estate.

The salary for this role is £13,218 per annum (£12.71 per hour).

This is an excellent opportunity to become part of a well‑managed residential estate where you will play an important role in maintaining the appearance, cleanliness, safety, and smooth day‑to‑day operation of the communal areas.

This role may also suit candidates who have previously worked as an Estate Operative, Grounds Caretaker, Site Caretaker, Facilities Assistant, Concierge, or within a similar estate or property maintenance role.

Working independently, you will liaise closely with the Managing Agent, support contractors, monitor the estate, and ensure residents enjoy a clean, safe, and welcoming environment.

Key Responsibilities Daily Duties
  • Remove litter from roads, pathways, communal areas, and flower beds
  • Monitor the estate for graffiti, vandalism, or damage and report issues promptly
  • Remove chalk markings from communal pavements where required
  • Issue parking warning notices and maintain accurate records
  • Report persistent parking issues to the Managing Agent
  • Ensure communal areas remain free from dog waste
  • Monitor refuse and recycling areas, ensuring waste is disposed of correctly
  • Report breaches of estate regulations, including unauthorised works or signage
Estate Maintenance
  • Sweep pathways and return gravel to designated areas
  • Clear leaves and debris from roads, gutters, and pathways using estate equipment
  • Carry out light grounds maintenance including watering, weeding, and tidying flower beds
  • Check estate facilities including lighting, gates, pumps, and fountains, reporting faults where required
  • Spread grit or salt during icy weather
  • Deliver newsletters and resident communications
  • Read estate meters and maintain accurate records
Apartment Areas
  • Inspect communal hallways and underground parking areas
  • Report defects, leaks, damage, or health and safety concerns

    Keep communal bin stores clean and tidy
  • Replace light bulbs in communal areas where required
  • Assist contractors by providing access to communal facilities
  • Help maintain safe and tidy communal areas throughout the estate
Requirements
  • Previous experience as an Estate Caretaker, Grounds Caretaker, Estate Operative, Facilities Assistant, Concierge, Property Maintenance Operative
    , or within a similar role preferred
  • Ability to work independently and manage your own workload
  • Good communication and customer service skills
  • Strong attention to detail
  • Reliable, trustworthy, and professional
  • Basic understanding of health and safety
  • Physically able to carry out manual duties
