Facilities Management Supervisor
Position Overview
The Facilities Management Supervisor oversees daily building operations and maintenance activities, ensuring optimal facility performance, safety, and occupant satisfaction. This role manages maintenance teams, coordinates service delivery, and ensures compliance with operational standards and regulatory requirements.
Key Responsibilities- Team Leadership & Management
- Supervise and coordinate facilities maintenance staff, including technicians, custodians, and contractors.
- Assign work orders, monitor performance, conduct training, and manage scheduling to ensure adequate coverage.
- Foster a culture of accountability, safety, and continuous improvement within the team.
- Operational Management
- Oversee preventive and corrective maintenance programs for building systems including HVAC, electrical, plumbing, fire/life safety, and mechanical equipment.
- Monitor facility operations through building management systems and respond promptly to equipment failures or service disruptions.
- Coordinate with vendors and contractors for specialized services and repairs.
- Safety & Compliance
- Ensure compliance with local, state, and federal regulations including OSHA, fire codes, and environmental standards.
- Conduct regular safety inspections, maintain safety documentation, and implement corrective actions.
- Lead emergency response procedures and ensure staff training on safety protocols.
- Budget & Resource Management
- Monitor departmental budgets, track maintenance expenses, and identify cost‑saving opportunities.
- Manage inventory of supplies, tools, and equipment.
- Review and approve purchase requisitions and service contracts within authorized limits.
- Stakeholder Communication
- Serve as primary point of contact for facility-related issues and requests.
- Communicate effectively with building occupants, property management, and senior leadership.
- Provide regular updates on facility status, maintenance activities, and improvement initiatives.
Required:
- High school diploma or equivalent;
Associate's degree in Facilities Management, Engineering, or related field preferred. - 2+ years of facilities maintenance experience with 1+ years in a supervisory role.
- Strong knowledge of building systems, mechanical equipment, and maintenance best practices.
- Valid driver's license and ability to respond to after‑hours emergencies.
- Proficiency with computerized maintenance management systems (CMMS).
Preferred:
- Professional certifications (CFM, FMA, or similar).
- HVAC/refrigeration, electrical, or plumbing licenses.
- Experience with LEED or sustainability programs.
- Project management experience.
- Strong leadership and team development skills with the ability to motivate diverse teams.
- Excellent problem‑solving abilities and technical troubleshooting skills.
- Effective communication and customer service orientation.
- Detail-oriented with strong organizational and time management capabilities.
- Ability to work independently and make sound decisions under pressure.
Ability to walk, stand, climb ladders, and work in various environmental conditions. Occasional lifting of equipment up to 50 pounds. Availability for on‑call rotation and emergency response outside regular business hours.
