Your new company The services of Hays have been retained by our client, Woven Housing Association, to recruit an Assets Officer on a temporary contract basis for a period of 12 months. Your new role You will help to ensure that Woven provides a quality, customer-focused response, cyclical and planned maintenance service. You will work closely with tenants, Community Assistants, joint management partners, contractors, suppliers, Building Inspectors and internal colleagues to ensure maintenance issues, inspections, contractor performance, financial processes and planned works are managed effectively.
Key responsibilities will include dealing with telephone enquiries and personal calls from tenants, Community Assistants and other service users, ensuring maintenance queries are handled professionally and with a strong focus on customer satisfaction. You will liaise with maintenance staff, contractors, suppliers, clients, joint management partners and outside agencies to ensure accurate information is provided, complaints are progressed effectively, and works are delivered in line with project, contract and service requirements.
You will work closely with Housing Management colleagues and Community Assistants, liaising with supported living and jointly managed property contacts in relation to day-to-day repairs, planned maintenance, cyclical works and property-related concerns. A key part of the role will involve inspecting repair requests, identifying and diagnosing maintenance defects, placing works orders with contractors and ensuring remedial works are completed within the required timescales and in line with internal procedures.
You will inspect vacant dwellings, assess and instruct the necessary repairs, liaise with residents or families as required, advise other departments of any finance charges and support the prompt return of properties to a lettable standard. You will liaise with contractors and Building Inspectors on site, undertake site inspections where required and verify that contractor valuation submissions are priced in accordance with the relevant schedule of rates.
You will monitor and report contractor KPIs, check that works have been completed satisfactorily, process contractor queries and accounts for payment, and ensure contractor valuations and payments are managed in accordance with Woven procedures. What you'll need to succeed To be considered for this position, you must be able to demonstrate a minimum Level 4 qualification, such as an HNC or equivalent, in Estate Management, Building Surveying, Construction, Engineering or a related discipline, together with at least one year's relevant experience.
Alternatively, applicants should have at least two years' relevant experience in a property maintenance or construction management environment. Relevant experience must include identifying and diagnosing maintenance defects and ensuring their subsequent resolution. You should also have experience of and proficiency in Microsoft Office, including Word, Excel and Outlook, strong customer focus, the ability to manage customer expectations, excellent communication skills, and the ability to manage and prioritise your own workload to meet timescales.
