Main Duties And Responsibilities

The Fabric Engineer will provide best-in-class fabric maintenance services, ensuring the hospital environment remains safe, compliant, and fit for purpose. The role requires delivering planned preventative maintenance (PPM) and reactive fabric repairs in line with healthcare compliance standards and contractual obligations. The Fabric Engineer will work as part of the maintenance team to support service delivery, quality, and performance, underpinning JLL's vision for facilities excellence.

This is a key hands-on role requiring strong teamwork, reliability, and practical skills.

Key Responsibilities
  • carry out general fabric maintenance tasks including painting (internal and external), minor carpentry repairs, filling and making good walls, and repairing door frames.
  • Working on CAFM system in real time, and reporting.
  • Conduct routine maintenance activities such as flushing taps, testing emergency lighting, and performing external and internal fabric checks.
  • Support the maintenance team in ensuring 100% uptime of building fabric and fixtures to meet hospital operational requirements.
  • Complete all work in accordance with health and safety regulations, infection control procedures, and client service level agreements (SLAs).
  • Maintain accurate site logbooks and update the CAFM system (e.g., Concept) with job completion records and compliance documentation.
  • Assist with planned preventative maintenance (PPM) schedules and respond promptly to reactive maintenance requests.
  • Conduct daily, weekly, and monthly fabric inspections as required, identifying defects and reporting issues to the Facilities Manager or Supervisor.
  • Liaise with contractors and specialist service providers, ensuring quality of work and timely completion of tasks.
  • Support compliance upkeep by ensuring all fabric-related statutory inspections and audits are completed and documented.
  • Work collaboratively with the engineering and facilities team to maintain a safe and compliant hospital environment.
  • Demonstrate commitment to the team, reliability, and a proactive approach to supporting the hospital's operational needs.
  • Participate in emergency response activities and building shutdowns as required.
  • Contribute to continuous improvement initiatives and maintain high standards of workmanship and customer service.

Experience And Qualifications

High level of technical awareness within the FM and new building environments to include fabric engineering carpentry basic wood work – painting, making good of wood, metal, masonry.

  • Recognised trade qualification in a relevant discipline (e.g., painting and decorating, carpentry, general building maintenance) or equivalent experience.
  • Minimum of 2–3 years' experience in fabric maintenance within healthcare, facilities management, or similar environments.
  • Practical skills in painting, decorating, minor carpentry, and general fabric repairs.
  • Good understanding of health and safety requirements in a healthcare setting, including infection control and compliance standards.
  • Familiarity with PPM systems, CAFM systems, and logbook maintenance.
  • Strong team player with a committed and reliable work ethic.
  • Ability to work independently and manage time effectively to meet maintenance schedules.
  • Excellent communication skills and ability to liaise with hospital staff, contractors and the facilities team.
  • IT literate with basic computer skills for logging jobs and updating maintenance records.
