About the RoleWe’re looking for a hardworking and experienced
Supervisor to join our team in Rainham
. You’ll oversee the delivery of planned, cyclical, and responsive repairs across tenanted properties, ensuring works are completed to high standards of quality, safety, and customer care. This is a hands‑on leadership role requiring strong operational oversight, excellent communication, and a commitment to service excellence. You’ll manage trades and subcontractors, carry out inspections, and ensure compliance with company procedures and industry regulations.
Responsibilities
- Supervise and coordinate maintenance operatives, tradespeople, specialist contractors, and subcontractors across multiple work streams.
- Plan, schedule, and monitor responsive, void, planned, and cyclical maintenance works to ensure delivery within agreed timescales, budgets, and service standards.
- Carry out pre-, during-, and post-inspections of internal and external properties, including void properties, ensuring all works meet quality standards, specifications, and building regulations.
- Investigate maintenance issues, identify appropriate repair solutions, and ensure defects are rectified efficiently.
- Monitor contractor and operative performance, productivity, resource allocation, quality, compliance, and value for money.
- Ensure all repairs and maintenance activities comply with health and safety legislation, statutory compliance requirements, building regulations, and organisational policies.
- Support the delivery of planned investment programmes, component replacements, and cyclical maintenance projects.
- Respond to emergency repairs and out-of-hours issues where required.
- Maintain accurate records of inspections, repairs, compliance documentation, risk assessments, and operational activities using housing management systems, PDA devices, and Microsoft Excel.
- Produce management reports detailing operational performance, productivity, compliance, and contract delivery.
- Liaise with tenants, leaseholders, contractors, and internal stakeholders to provide updates, manage expectations, resolve complaints, and deliver excellent customer service.
- Monitor stock, materials, plant, and equipment to maximise efficiency and support contract profitability.
- Assist with budget monitoring and identify opportunities to improve efficiency and achieve cost savings without compromising quality or safety.
- Conduct regular site inspections, toolbox talks, and safety audits to promote safe working practices and continuous improvement.
- Support the development and performance of maintenance teams through coaching, training, and performance management.
- Full UK manual driving licence.
- Previous experience in a supervisory role.
- A trade background with good knowledge of building maintenance and repairs.
- Experience managing subcontractors and coordinating different trades.
- Able to carry out inspections and make sure work is completed to a high standard.
- Good understanding of planned, cyclical, responsive, and void repairs.
- Strong leadership and communication skills.
- Confident using PDA systems and Microsoft Excel to log jobs and complete reports.
- Able to manage workloads, prioritise tasks, and solve problems when they arise.
- IT literate with good knowledge of Microsoft Office
