Damp and mould is our biggest single line of work, and it is the one with a family living in the middle of it. A child with a cough in a bedroom with black on the wall is the job, not a line on a schedule.

You treat the cause as well as the surface. Ventilation, insulation, cold bridging, a leak somebody missed. Wiping it off and painting over it is not a repair.

• Survey the property and identify what is actually causing the damp.
• Treat, remove and make good, and say what else needs to change to keep it gone.
• Explain it to the resident in plain words, without frightening them.
• Photograph everything. Damp work gets inspected more than any other job we do.

• Experience treating damp and mould, not just painting over it.
• Public liability insurance, or willing to get it before your first job.
• The right to work in the UK, and registered as self-employed (CIS where the work is construction).
• Your own tools and your own transport.
• A phone you can take photos on. Every job is signed off with pictures.

Paid per job. The price is agreed with you before the work starts, and it does not change afterwards.
