We’re looking for a Property Services Manager who can lead a customer service and property team, ensuring high standards across a growing residential portfolio. The role is ideal for a professional who is experienced in social housing, property management, and tenancy services, and confident handling maintenance, repairs, and tenant‑landlord disputes.

• Lead, mentor, and develop a team of property and resident services staff.
• Oversee maintenance operations, allocate jobs to contractors, and ensure timely completion of works.
• Act as primary escalation point for tenant‑landlord disputes, mediating fair and professional resolutions.
• Conduct or oversee property inspections, damage assessments, and ensure compliance with social housing regulations.
• Maintain strong relationships with tenants, landlords, local authorities, and contractors.
• Monitor team performance and service quality, identifying areas for improvement.

• Proven property and social housing experience is essential.
• Minimum 3‑5 years’ experience managing a property or resident services team.
• Knowledge of landlord‑tenant law, deposit protection schemes, and housing regulations.
• Experience managing maintenance, repairs, and contractor coordination.
• Excellent communication, negotiation, and conflict resolution skills.
• Strong organisational skills and the ability to remain calm under pressure.

• Permanent, full‑time Property Services Manager role based in Ilford.
• £35,000‑£40,000 per annum, depending on experience.
• Monday‑Friday, with flexibility for operational needs.
