The role

You are the first human a London landlord speaks to. We generate the demand — paid inbound, portal activity, lead ads pre-qualified by our own AI agent, cold email, leaflets, referrals — and you turn it into signed instructions.

Landlords rarely arrive asking for a named product; they arrive with a problem — an agent they've had enough of, a property they can't get to, a tenancy they don't want to run. Your first job is to work out which of our services solves it, and say so. Valuations, viewings, photography and key handovers sit with operations, so your day is conversations, offers and closes.

This is one role across four rungs, levelled on the scope you own rather than years served. At BDC you work the company lead feeds from the desk: qualify, put a number in front of the landlord, close instructions across the range. At Senior BDC you take the harder pipeline — portfolios, agent switches, the deals that need pricing judgement. At BDM you own the close, the price and the commercials, with your own sourcing on top of the feeds.

At Senior BDM you carry the largest number and own retention.

What you'll own
  • The first call. Every new lead lands as a task with your name on it. You call it the day it lands, and you get to the landlord's real constraint — money, distance or hassle — before you pitch anything.

  • The routing decision. DIY, Placed, Managed or Secured — you decide which tier fits the property and the landlord, and you answer for the ones routed wrong.

  • The number. A figure is the hook; a brochure isn't. You give the landlord what they'd achieve and what they'd take home on each route — and you answer the two objections that lose deals on the same call: price (net income across the whole term, not a headline rent) and trust ("is this rent-to-rent", "will I get my property back" — answered from the agreement).

  • Your pipeline, in the CRM. Outcome logged, lead status set, next step dated — before you finish the call. A lead with no next step is a lead we've lost.

  • The close and the price. First conversation → assessment → offer → signed agreement, without being chased through it, then the renter offers that decide what the property actually lets for. You recommend the figure and defend it, knowing the company lives with it for the full term.

  • The commercials, and your own sourcing. Fee, term and let price on a Managed instruction; the spread on a Secured one. You answer for what the deal earns, not just that it closed. Company feeds are a floor: portfolio landlords, agent switches and referrers you build yourself sit on top.

  • Senior BDM: retention. Re-signing a landlord is worth more than finding a new one. You own the renewal number and the save.

How we sell
  • We sell the outcome, not the product. Rent that arrives, a tenancy that runs itself, compliance that never lands on the landlord — then route to the tier that delivers it and price it properly.

  • We're honest — about the trade and about what we're on the hook for. Every tier asks something of the landlord and gives something back. No subletting, no company lets, no short lets; the landlord stays the landlord. Said plainly, that wins more than overselling — and filters out the price-shoppers who are our biggest single loss reason.

  • We price on evidence. Comparables, condition, void risk and the renter market decide the figure — not how badly you want the instruction — and nothing gets promised that the valuation won't support.

  • AI does the prep, you do the selling. Property and market research, call notes, follow-up drafts and pipeline hygiene are increasingly automated. We expect you to use that, not to type around it.

What we're looking for
  • Experience.

    • BDC: ~1-2 years in a target-driven, phone-led sales role.

    • BDM / Senior BDM: ~2+ years closing your own deals — consistently at or above quota, with a number you can evidence.

  • Lettings or BTR instruction-winning strongly preferred; estate agency or another consultative, high-volume sales background considered.

  • Grit and a desire to win. You make the last call of the day sound like the first, and a bad week makes you dial more, not less.

  • You run your own pipeline properly — dated next steps, clean CRM,…
