Assistant Community Manager – Asset Living

As Assistant Community Manager, you oversee daily operations and financial functions under the supervision of the Community Manager. You play a vital role in rent collection, delinquency management, and optimizing cash flow while managing personnel, leasing, maintenance, financial, administration, and risk management in the Community Manager’s absence.
Essential Duties & Responsibilities Financial Management- Post all payments and income from applicants, current residents, and non-current residents accurately, timely, and efficiently.
- Process and reconcile daily account receivables.
- Monitor and follow up on bad debt, prepare late notices, and file evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident and non-current resident accounts, including bill back of utilities where applicable.
- Carry out all end‑of‑the‑month closing procedures and reporting.
- Maintain accurate and organized records; audit resident files for accuracy.
- Walk units and post move‑out charges, statements, and security deposit refunds.
- Attend onsite daily as required.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance of staff through support and effective leadership.
- Ensure staff compliance and consistency with Company policies and procedures.
- Ensure effective leasing techniques in obtaining closures, follow‑up procedures, signing/documentation of leases, and accurate reporting.
- Implement marketing strategies & systems outlined in the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs (resident functions, special promotions, monthly newsletter, etc.).
- Effectively show, lease, and move in prospective residents.
- Provide excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
- Maintain property appearance and ensure repairs are noted and completed on a timely basis (includes regular property inspections and tours).
- Assist with supervision of all business functions related to operations.
- Plan for and utilize property resources, equipment, and supplies economically (e.g., obtain bids/pricing from vendors, suppliers, contractors, handle inadequate service).
- High School Diploma or equivalent;
Bachelor’s degree preferred or two years experience in the housing industry; alternatively one to two years related experience and/or training; or an equivalent combination of education and experience. - Basic computer skills and proficiency in onsite software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regularly required to remain in a stationary position, often standing or sitting for prolonged periods, conversing, making repetitive wrist and hand motions, assessing accuracy, neatness, and thoroughness of assigned work.
- Frequently required to move about to accomplish tasks or move from one worksite to another.
- Occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, etc., and to work in confined or overhead spaces, handle objects up to 25 lbs, operate machinery or power tools, drive vehicles or golf carts, inspect objects, and work overtime, weekends, night hours (emergencies), in harsh weather, or exposed to hazardous chemicals.
Salary Range: $23–$28 per hour
