Projects

We specialize in building repositioning and adaptive reuse projects ranging from $2‑40 MM. Estimators may own full‑scope project estimation for one or more concurrent projects in the Los Angeles metro area and are expected to be on‑site as needed.

Job Summary

The Senior Estimator’s primary responsibility is to price projects accurately. The estimator solicits qualified subcontractor bids, performs quantity take‑offs, maintains current unit pricing, and ultimately forecasts profitability and quality through strong subcontractor relationships.

Key Accountabilities
  • Prepare detailed, organized, and complete quantity take‑offs.
  • Develop and maintain subcontractor relationships.
  • Prepare and distribute bid packages, ensuring minimum coverage for each sub‑trade.
  • Develop scopes of work and bid evaluations for sub‑trades.
  • Implement feedback and lessons learned from construction and share knowledge within the pre‑construction team.
Role Competencies
  • Project estimation, read & understand drawing sets, perform take‑offs and price estimates using up‑to‑date industry data.
  • Send RFIs to clarify missing or conflicting information.
  • Assist estimating staff with detailed quantity take‑offs for assigned project portions.
  • Participate in job walks to clarify intent and interface with design teams.
  • Use Procore for document organization and sharing.
  • Coordinate with operations to validate project schedule and required resources.
  • Document scope and final price changes for proposal revisions.
  • Level subcontractor bids to identify the qualified lowest bidder.
  • Assist project team with RTA’s for GMP projects.
  • Build and maintain strong subcontractor/supplier relationships.
  • Create bid packages, invitations to bid, and scopes of work for subcontractors.
  • Compile bids into final documents for the team, identifying scope gaps.
  • Demonstrate extreme detail orientation and strong organizational skills.
  • Show strong communication skills – concise, spell‑checked, attentive listening, prompt replies, effective problem‑solving communication.
  • Maintain excellent relationships with employees, subcontractors, clients, and architects.
Requirements Education & Experience
  • 7+ years as an estimator in commercial construction.
  • Knowledgeable about the full construction cycle from start to closeout.
  • Minimum 1 year estimating full scopes of $2‑40 MM commercial jobs.
  • Experience estimating multiple projects concurrently.
  • Experience estimating $1‑20 MM project scope.
  • Field experience with at least one trade.
  • Proficiency with Bluebeam and Procore.
  • Work on site from our Pasadena office 4 days per week.
Preferences
  • Bachelor’s degree in a construction‑related field.
  • Managed a team of estimators.
  • Professional designations: OSHA 10, Scaffold User.
