The Role
Recon 360 runs waterproofing, deck coating, roofing, painting, stucco and siding, and elevated element repairs on
occupied HOA and multifamily properties. You own your projects from contract to closeout. Not ground-up GC work:
We need a PM who clearly follows the scope of work and manufacturer requirements, and directs crews to do the
same.
2. What You Own
• Run multiple concurrent projects from pre-construction through closeout and warranty.
• Direct crews and subs; verify every assembly to manufacturer spec before it is covered.
• Own the budget: buyout, forecasting, change orders, sub invoices, and monthly billing.
• Be the point of contact for boards, property managers, and consultants. Weekly written updates.
• Enforce Cal/OSHA, fall protection, and sub insurance and licensing on every site.

4. Requirements
• 5+ years of construction PM, with 3+ years in waterproofing, deck coating, or roofing.
• Budget and change order ownership.
• Reads drawings and engineering reports; clearly follows the scope of work and manufacturer requirements.
• Valid CA driver’s license; travel throughout California.
Preferred: Manufacturer applicator certification (Westcoat, Life Deck, Sika, Tremco, or equivalent), IIBEC credential,
Cal/OSHA 30, bilingual in English and Spanish.
Pay is based off experience.
