We are seeking a Land Surveyor to join our experienced team. In this role, you will conduct property surveys, subdivision mapping, construction staking, and as‑built documentation. You will work closely with survey crews, civil engineers, project managers, and clients to support land development projects from planning through construction.
Key Responsibilities & Duties- Conduct boundary surveys, topographic surveys, and ALTA/ACSM surveys as needed for development or legal purposes.
- Perform construction staking for site development, including buildings, utilities, streets, grading, and infrastructure.
- Coordinate and manage field survey crews; schedule work, assign tasks, and ensure safety and productivity.
- Use advanced surveying equipment: GPS/GNSS, total stations, robotic total stations, data collectors, and levels.
- Process and reduce field data; generate survey maps, plats, legal descriptions, and CAD deliverables using AutoCAD, Civil 3D, or other relevant software.
- Prepare and review subdivision maps, lot‑line adjustments, and other mapping deliverables for submittal and agency approval.
- Research legal documents, property title data, previous surveys, and other records to establish or reestablish property boundaries.
- Verify and validate survey data accuracy; perform calculations for distances, areas, elevations, and more.
- Maintain field notes, survey logs, and as‑built records; produce professional reports and correspondence.
- Coordinate with clients, engineers, contractors, and city/regional agencies to understand project requirements, schedule, and deliverables.
- Conduct quality control on survey work; identify and resolve discrepancies, boundary conflicts, or data inconsistencies.
- Stay up‑to‑date on surveying best practices, technologies, and regulatory requirements.
- Perform physical fieldwork, often on rough or uneven terrain, and work in outdoor conditions.
- Bachelor’s degree in Surveying, Geomatics, Civil Engineering, or related field preferred.
- State Professional Land Surveyor (PLS) license preferred, or working toward licensure.
- Minimum of 5 years (or more) of professional land surveying experience (boundary surveys, topographic surveys, construction staking, etc.).
- Proficient in surveying software and tools:
AutoCAD, Civil 3D, GIS, data collectors, GPS, total stations, robotic units. - Strong mathematical skills (geometry, trigonometry, algebra) for survey calculations.
- Solid understanding of legal property descriptions, easements, right‑of‑ways, and related documentation.
- Excellent communication and interpersonal skills — able to interact with field crews, engineers, project managers, and clients.
- Highly organized, detail‑oriented, and capable of maintaining accurate documentation and maps.
- Ability to work both in the field (including rough terrain and variable weather) and in the office.
- Valid driver’s license and willingness to travel to job sites as required.
- Experience with machine‑control GPS systems for grading and construction layout.
- Knowledge of subdivision mapping and project submittal processes (tentative maps, lot‑line adjustments, record maps).
- Familiarity with storm‑water, hydrology, and environmental regulatory requirements, particularly as they relate to land development projects.
- Experience with project cost estimating and client communications around surveying scope and pricing.
- Ability to mentor junior survey technicians or crew members.
- Opportunity to work on a variety of civil development projects (residential subdivisions, commercial, industrial).
- Use of cutting‑edge survey technology (GPS, robotic total stations) in both field and office environments.
- Professional growth within a well‑established firm with decades of land‑development experience.
