Job Description & How to Apply Below

The inspiration for Ggiata comes from childhood friends Noah Holton-Raphael, Max Bahramipour, and Jack Biebel, who grew up eating traditional East Coast style deli sandwiches in their hometown of Montclair, NJ. The deli was always an anchor in the community, a central meeting point for any occasion that called for friends and family to gather. Ggiata aims to be just that—a fixture in the LA community, providing exceptional food and hospitality to our neighborhoods and beyond.

The

Opportunity

As Ggiata expands its restaurant footprint, we are seeking a Construction Manager to take end-to-end ownership of the physical lifecycle of our restaurant locations, from initial site evaluation and ground-up builds to grand openings and ongoing facility maintenance. You will serve as a core leader bridging development and operations, acting as the primary point of contact for engineers, general contractors, and landlords during construction, and transitioning into the go-to owner for repairs, preventive maintenance, and warranty management once restaurants are live.

You’ll join a fast-paced environment where success requires equal comfort analyzing construction drawings and stepping in to handle urgent, off‑hours operational needs.

Key Responsibilities Construction & Development
  • Manage all phases of new construction, rebuilds, and remodels - from site investigation and pre-lease evaluation through ground-breaking, in-progress inspections, and final walk-through before opening.
  • Develop and own project budgets, schedules, and cost projections; track actuals and forecast spend against budget throughout execution.
  • Run the general contractor bid process: issue RFPs, qualify and review bids, negotiate terms, secure internal approvals, and build a network of subcontractors.
  • Direct and coordinate architects, engineers, general contractors, and consultants; review final plans and drawings for constructability, code compliance, and adherence to prototype/brand standards.
  • Own the permitting process in partnership with expediters, architects, and landlords to keep approvals on schedule.
  • Conduct pre-construction, in-progress (rough‑in mechanical/electrical/plumbing/equipment install), and final walk-through site visits; verify all trademark and branding elements meet company requirements before opening.
  • Review, negotiate, and administer contracts with architects, general contractors, and vendors.
  • Manage the handoff from construction completion to Operations, including training coordination and opening support. Be around to keep a punch list of fixes and installs needed for operation.
  • Maintain accurate project documentation - entitlements, as‑builts, permits, and warranty records and prepare regular status reports and schedules for leadership.
Facility Maintenance Leadership
  • Serve as the primary owner of post-opening facility issues across the portfolio: preventive maintenance, equipment repairs, and warranty claims.
  • Build vendor network and verify that all vendors are legitimate.
  • Partner with Operations and Facilities to resolve post-occupancy issues quickly, minimizing restaurant downtime.
  • Build and manage preventive maintenance schedules and a vetted vendor network (HVAC, electrical, plumbing, refrigeration, and kitchen equipment).
  • Implement a ticketing system that tracks resolution/completion time, frequency of issues, and anticipated R&M spend.
  • Work hand-in-hand with Leadership to purchase equipment.
  • Track maintenance spend, equipment lifecycle, and recurring issues by location to inform capital planning.
  • Provide occasional off-hours response for emergency repairs or warranty support.
  • Update leadership team of issues and send detailed reports of issues and steps to solve them.
