The Position
We are seeking a Project Quantity Surveyor who will provide commercial and cost management support across a wide range of schemes, including cladding remediation, cost planning for upcoming developments, and other construction-led initiatives. Working closely with the Commercial Director and multidisciplinary teams, you will play a key role in monitoring cost performance, mitigating commercial risk, and ensuring best value across the project lifecycle.
This role offers great visibility within the business and the opportunity to contribute to both live project delivery and early-stage strategic planning. It will suit an established PQS seeking progression or an SQS who wants project diversity and direct influence over commercial outcomes.
Duties include but are not limited to:
- Provide commercial support across both cladding remediation schemes and wider cost planning projects, ensuring effective cost management and financial control throughout all project stages.
- Actively review and analyse procurement and construction budgets, including design delivery programmes for the wider construction team and subcontractors, and prepare monthly cost reports and reconciliations.
- Monitor overall construction costs against the budget, reporting risks and variances to the Commercial Director and relevant project leads.
- Support the Commercial Director in the preparation of early-stage cost plans, feasibility estimates, and benchmarking exercises for new projects and potential acquisitions.
- Attend design team meetings and subcontractor progress meetings and actively contribute to value engineering efforts.
- Liaise with the design team to align design concepts with approved budgets.
- Hold and document subcontract post-tender and pre-order meetings.
- Agree variations with subcontractors and produce variation reports as part of the cost reporting process.
- Mentor and support junior team members in day-to-day activities.
- Prepare monthly progress valuations.
- Prepare and review contractual documentation.
- Carry out measures and produce budgets for upcoming remediation and construction projects, including forecasting budgets for the portfolio.
- Conduct thorough cost analysis specific to cladding systems and associated remediation works.
- Prepare detailed reports on remediation and cost planning progress for senior management and external stakeholders.
- Collaborate with external consultants, fire safety engineers, and local authorities to ensure the highest standards of safety and compliance.
- Contribute to the tendering process to ensure value for money and compliance with safety regulations.
- Work in accordance with current building legislation, particularly fire and building safety regulations.
The Person
The Project Quantity Surveyor will be a commercially astute, organised, and proactive professional who can manage multiple priorities and operate across different work streams. They will demonstrate strong technical knowledge and cost management skills, with proven experience in residential or mixed-use construction environments.
They will thrive in a collaborative environment, working alongside technical and operational teams to deliver safe, compliant, and financially efficient projects. Experience in façade or cladding remediation will be advantageous, along with a level of understanding of the complexities of the Building Safety Act. The Project Quantity Surveyor will also be able to meet the below criteria:
Essential:
- Experience managing all aspects of the commercial functions of a project including managing subcontracts, supply chains cost reporting, design, and programme.
- Proven ability to support cost planning and feasibility activities at early project stages, preparing and presenting accurate cost estimates and analyses.
- Experience working on residential or commercial projects, either for a main contractor, developer, or façade/cladding subcontractor
- Ability to define and implement the right commercial strategy depending on project requirements.
- Must have good general knowledge of tendering and procurement techniques and be able to use Microsoft Office applications efficiently.
