What is an Occupancy Verification?Mortgage lenders require periodic updates on their properties and send out independent contractors to verify property occupancy and report on general condition using a mobile application. The purpose is to ensure compliance with loan requirements.
Responsibilities- Complete each inspection within 4 days of assignment.
- Report general property conditions and determine occupancy based on industry standards.
- Take 9+ photos of the property with brief comments.
- Complete a short form in an app.
- Spend extended periods driving while making numerous stops during the day in the assigned territory.
- Most inspections are exterior only, with about 10% requiring interior photos after vacancy.

- Reliable vehicle with good gas mileage (you pay your own gas)

- Valid driver’s license and pass a standard background check
This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although paid per inspection, you can earn the equivalent of $30‑$40 per hour.
Depending on the county’s urban or rural status, you will complete anywhere from 20–500 inspections per month, working 2–30 hours per week. Lower volume counties have higher rates; higher volume counties have lower rates. The work is consistent month‑to‑month, and you can earn more as you become established, increase availability, or cover a larger territory. No additional mileage reimbursement above the flat fee per inspection.
