Job Summary
This position, along with the Service Manager, is responsible for overseeing the physical property, general maintenance repairs, apartment make‑ready, preventative maintenance, and construction/rehabilitation projects for an apartment community. Must be able to handle grounds keeping and pool duties as needed.
Reports ToCommunity Manager and Service Manager
Essential Functions- Respond to resident/management requests and work orders.
- Use work orders and schedules to establish priorities, determining with the Lead Maintenance Technician which requests or emergencies should be top priority.
- Repair/replace appliances (e.g., garbage disposal, refrigerator, stove, dishwasher).
- Repair/replace plumbing (e.g., water lines, water pressure, fixtures, faucets, drain lines, boiler temperature, water closets).
- Repair/replace HVAC/electrical (e.g., fans, thermostats, condensers, fuses, capillary, evaporator coils, Freon pressures, leaks, plugs/outlets).
- Repair/replace apartment materials/maintenance requests within scope of management responsibility (e.g., carpet repairs, window treatment, paint touch‑ups, replace missing tiles, adjust cabinet doors/drawers, replace hardware, replace bulbs/fixtures, vent fans, re‑key locks).
- Identify and correct hazardous property conditions and follow mold policy/procedures.
- Tour property daily to identify deficiencies (roofing, transformer, guardrails, gutters, windows, fixtures, faucets, mechanical gates, cracked sidewalks, foundation problems, leaks, landscaping hazards, broken glass, burned‑out lighting) and report to Lead Maintenance Technician, Community Manager, or Regional Supervisor; secure storage/pool areas, check timers, and monitor for electrical shorts.
- Complete periodic written property safety audits and perform preventative maintenance on equipment and units (air filters, machine cleaning, lubrication).
- Complete interior preventative maintenance checklist for all apartments as directed by Lead Maintenance Technician or Community Manager.
- Prepare vacant apartment units for move‑in and ensure a clean presentation for show units and model apartments.
- Review the make‑ready board and follow direction from Community Manager or Lead Maintenance Technician; apply touch‑up and full paint as needed; clean out all trash.
- Check gate locks for pool area operation and security.
- Maintain organization and cleanliness of work areas and maintenance shops.
- Flexibility to work at other properties as required.
- Act as member of the Property Emergency Team for hazardous weather, fires, floods, freezes, etc.
- Follow confidentiality policy; maintain privacy of medical information of employees.
- Adhere to highest legal and ethical standards/practices.
- Practice proper safety techniques; report mechanical/electrical malfunctions or injuries to appropriate individuals.
- Ensure accuracy of timeclock punches and approve timecard at end of pay period.
- Assist in special projects or activities designated by the company (e.g., due diligence, property acquisition/disposition, committee participation).
Degrees And Diplomas: High school diploma or equivalent.
Experience: Two (2) years of multi‑family experience or equivalent combination of education, training and experience that demonstrates the ability to perform the duties of this position.
Training/Certifications/Association Memberships:
- HVAC/Freon Recovery certification or ability to become certified within first 6 months.
- Training in household repairs, plumbing and mold detection/resolution preferred.
- Certified Apartment Maintenance Technician (CAMT) preferred.
- Required certifications/permits for city or state (e.g., pool operations).
Skills and Abilities
- Ability to handle plumbing repairs, tile work, HVAC equipment, appliance repair, carpentry, electrical, and apartment make‑ready.
- Proficient with common maintenance tools (key machine, augers, lead detector, meter, scrubbers, gauges, torch, etc.).
- Apply common sense and understanding to carry out instructions and plans.
- Excellent interpersonal skills for interacting with residents, vendors, contractors, employees and clients.
