Base pay: $16.00/hr
Position OverviewThe primary responsibility of the RSS Staff position is monitoring and greeting residents and guests, roving the property by golf cart and on foot, and relaying emergencies to on‑call maintenance technicians, management, or emergency services. This is not a security guard position. The role requires maintaining a positive rapport with co‑workers and residents, providing detailed follow‑up with the RSS Supervisor and Executive Director, and displaying a proactive, positive attitude while performing all job functions described below.
EssentialJob Functions and Responsibilities
- Work independently and communicate with residents, guests, vendors, and staff in emergency and non‑emergency situations.
- Exercise good communication skills and tact when dealing with individuals who are not adhering to the property’s rules.
- Circulate throughout the property, including clubhouses, pools, laundry rooms, and other common areas on foot and by golf cart to:
- Ensure facilities are being used properly.
- Report rule violations.
- Direct traffic.
- Respond to residents’ nuisance calls.
- Respond to resident questions and concerns.
- Notify residents of emergency situations.
- Inspect and flag non‑functioning exterior lights.
- Deliver notices from management to residents.
- Guide delivery trucks and moving vans.
- Assist authorized contractors and inspectors in entering residents’ buildings.
- Detect suspicious activity and secure doors and entry points.
- Take command and control of disturbances and involve authorities when required.
- Be able to navigate stairs and walk the entire property without undue stress.
- Drive a golf cart both during the day and at night, maintaining good night vision to detect activities.
- Stand at the entrance pavilion to log non‑resident vehicles and guide visitors, delivery personnel, and emergency responders.
- Formulate accurate incident descriptions and compile information into incident reports.
- Provide apartment entry to residents who present proper identification.
- Notify the RSS Supervisor or Executive Director of unusual activity when the supervisor is unavailable.
- Promote a positive relationship with residents and staff.
- Respond to emergency incidents (fire alarms, slips, trips, falls, etc.) and conduct preliminary investigations; notify fire and/or other emergency services when necessary and document incidents in writing and with a camera.
- Lock and secure tennis courts, basketball courts, maintenance buildings, bathrooms, and pools at dusk.
- Operate water valves for apartments and buildings as needed.
- Report residents without a parking permit to the leasing office.
- Retrieve trash found on property using a grabber tool.
- Enforce parking rules and issue written parking violation notices.
- Perform other related tasks as directed by the RSS Supervisor and/or Executive Director.
- Follow safe workplace rules and practices to prevent on‑the‑job injuries.
- Work a flexible schedule that may change to cover 24/7 operations.
- Resolve resident concerns while maintaining a friendly and professional demeanor.
- Write and communicate professionally.
- Apply sound decision‑making.
- Demonstrate teamwork by assisting co‑workers.
- Communicate professionally and adapt interpersonal skills to a variety of audiences.
- Possess a valid driver’s license.
- Have reliable transportation.
- Stand, walk, sit, use hands and fingers for handling and reaching, and use arms while performing standard duties.
- Frequently climb stairs, walk, talk, hear, and drive a golf cart on the property.
- Occasionally lift or move objects up to 40 lbs.
- Frequently use common office equipment, telephone, computer, keyboard, mouse, two‑way radio, and various keys.
- Full‑time position – 3rd shift (10:45 pm – 7:15 am) Friday through Tuesday.
- Starting pay: $16 per hour.
- Days off:
Wednesday & Thursday (subject to scheduling availability). - PTO accrual:
- 96 hours per year for the first two years of service.
- 136 hours per year after two.
