Compensation & Benefits- Pay range: $22.50/hr – $29.00/hr
- Schedule: Monday‑Friday (8am‑5pm)
- Hours: 40 Full‑time
- Location: Lynnwood, WA
- Properties: Beaver Creek and Beaver Cove (Tax Credit)

- Assist the Community Manager with coordinating business operations of HUD/RD or Tax Credit properties, providing unfurnished housing to eligible individuals in multi‑family dwellings.
- Oversee complex operations to maintain high occupancy through outreach and advertising per the affirmative fair housing marketing plan.
- Prepare and submit timely weekly reports; maintain neat, legible records.
- Implement CMI policies and ensure compliance with federal and state regulations, including posting required posters.
- Notify residents of rental assistance and handle transfer of over/under‑ housed residents.
- Show apartments, accept and screen applications, certify income, and enforce residency policies.
- Handle resident evictions and prepare appropriate notices.
- Maintain waiting list files and manage rent collection, petty cash, and late/NSF charges.
- File and maintain resident records; keep an adequate supply of forms and postage.
- Prepare budget recommendations for the annual budget process.
- Promote harmonious relations among tenants, employees, owners, and the community.
- Enforce house rules in a pleasant, helpful manner and monitor resident demographics within the complex.
- Make recommendations to management for policy and practice improvements.
- Maintain reliable attendance and travel as needed for in‑person classes and conferences.
- Perform other duties as required.
- Education: High school diploma or GED, plus one year of relevant experience or training; or equivalent combination.
- Certificates & Licenses: Valid driver’s license and insurance.

Skills:
Ability to read, write, and speak about safety rules, operating instructions, reports, and public speaking to groups. - Mathematical
Skills:
Skill in basic arithmetic, rates, ratios, percentages, and interpreting bar graphs. - Reasoning Ability: Ability to solve practical problems with limited standardization and interpret written or oral instructions.
- Physical Demands: Regularly use hands, talk or hear, sit, stand, walk, reach, and frequently lift up to 10 pounds.
